I’ve just kicked off the process for a custom house build in Perth. I’ve decided to engage a custom designer to assist with designing the house. Once the plans and tender specifications are locked down, the game plan is to out to tender to 3 different builders to get quotes.
I’ve heard with the recent construction boom, build prices have sky rocketed. I’ve budgeted for about $1500/sqm for a fully finished two storey 4 bedroom, three bathroom, double garage double brick house ~ 310sqm (190sqm ground floor). Is this reasonable or have I under cooked it with the recent price increases?
I’m looking to get a feel for how much of the budget I should be allocating to things that are very difficult to improve later (ie insulation in the cavity walls, double glazing, air tightness, electrical plan, air con) vs things that can easily be improved later or done outside the house build (ie stone bench tops, full tiling to bathrooms, painting, flooring, solar, security system etc).
Any recommendations for boutique builders in Perth?
