Browse Forums Building A New House 1 Jan 26, 2021 12:46 am I'm located in Sydney and I've got a block of land which is 13.5m wide and 35m in length. I'm planning to build two storey house with 5 bed rooms. I'm bit confused about the layout of my ground floor design. I've got few requirements like Living Area size around 5.5x5.5 atleast Grand Alfresco I've got one suggestion which is attached. But I don't like the alfresco on the side. Not sure but i feel the alfresco should be on the back side. I talked to my architect and there are some structural limitation to have beam for any area larger than 6 meter. I buy that Can you please suggest any changes to accomodate in this design to bring the alfresco back side without affecting the living area size. I've attached one suggestion. Repeat for upper floor 5. Work out a m2 and budget price try being innovative with your presentations and you will get a better response + it also helps others Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs CDC Housing Code 3 When to apply Floor Area external face of wall vs Gross Floor Area internal face of wall.
