In the past few months I have been checking out displays and some Metricon ones in particular just down the road from me. I checked them out a few months ago and when I had a look again (I think it was August) the prices had gone up a few k. M have had a recent promotion offering a lot off the price of some of their homes (I'm sure they make it up somewhere else!) so maybe it is to counter this? It seems a bit much that they put their prices up twice within a few months! I wouldn't think with the currect economic climate they would want to put up prices too much, though perhaps we aren't quite at that stage in Oz yet. I think this may just be a way to get some contracts signed earlier rather than later, I have heard this from quite a few builders when looking at displays! Do not fall for that old chestnut , an M-con sales guy told me the same thing, and I told him if it goes up then its YOUR loss not mine. But because my land will settle way after their 5months cap, i end up paying the same as if i was to put money down next year!! So i walked away! Having said that, I went to have a look at a couple of new PD displays (...just to see what a FINISHED house actually looks like! ) and when DH looked in the brochure I'd grabbed, he noticed that the base price for our house has gone up $20,000 since we signed (end of June last year) !!!!!!!! That's without the facade, too! That's a LOT of upgrades!!! So, prices certainly do seem to be going up , quite significantly, on a regular basis! You've hit the nail on the head. Us suckers ... I mean, customers need to have the perception that prices are continually going up. So how do you do this without having a increasing house prices to ridiculously high prices. Simple. Increase the base price and offer free stuff. See - the price has gone up. Also, introduce new models at lower prices. It's all about getting you to sign up ASAP and then the power base moves from the customer to the builder. Have you noticed that the newer house models offer more for less. My advice, don't get attached to a particular builder. Court a few builders and keep your options open as long as possible. Also, let the builders know that your looking at several builders and what can they do for you. And hurry up, one of the other builders told me they've got a great deal for me. So I'm off, unless you offer me somethign wonderfull today. Yes, the price goes up every 2 weeks, but that doesn't mean you should rush into a decision. Just accept that the price may go up.... but then they have "offers"to make the value about the same anyway!
The opposite happens with computers (which I work with), if you wait for the price to come down, you'll never buy! As prices get cheaper, new parts come in at the top price again. In any case, the top computer always costs the same, it is just faster, bigger, more efficient etc. The most important thing is to be happy with the house Alan and Thuy in Melbourne Building a second time!
