Note that my builder cut our site by about 600 mm compared to the already levelled ground, which left our "retaining wall" of rocks around the house suspended on a non-retained clay base at a level quite above the house slab... we have had to now add another retaining wall between the house and the rocks because of that site cut which didn't respect other features of the property and was not previously discussed. Slab of new build 4Jan 20, 2021 9:45 am thankyou for the reply - the pool was by different company altogether - no negotiation on that I just assumed that they knew what they were doing which may have been a mistake. Our block was very flat to begin with so minimal site cut/fill. Re: Pool level Vs. Slab of new build 5Jan 20, 2021 11:19 am Was the pool permit part of the original planning and building permit? Normally the pool is marked on the plans with all the relevant heights marked. It's hard to tell from your photo's but the pool shell is normally a little lower to allow for the coping or paving around the pool. It all depends on how it's been planned to look but the pool shell can be roughly 250mm below your slab level. You should step down out of your house to the alfresco, step down again onto the paving level and then that paving has to sit on top of the pool shell. Everyone should be working of the one set of plans that have heights and finishes allowed for. We want to do an alfresco deck after handover - but at the level of the slab. So it's going to just be a step from that to the lawn/pool area i guess. that might make the pool fence an issue though - as it was going to have a gate directly on the alfresco! That's to the top of the coping so the pool shell will be lower again. There is no height specified for the alfresco but if you are aiming for an alfresco at slab level you will have a step down of 210mm from the deck to the pool area. That's probably just on the edge of comfortable height for a single step. You also need to work out where your pool fence is going to sit. Slab of new build 8Jan 20, 2021 12:04 pm I wish someone had told me that from the beginning! ha Yeah i think we'll go for alfresco at slab height - the pool gate as shown on the plan though wouldnt work unless there was a cut out in the decking for a step down to the gate i think - but also the fence would have to be higher to account for the decking height. Not ideal either way! The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place. The agents weren't happy… 2 4255 isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17528 they can, it's a fairly standard solution when the slab isn't recessed. the falls need to be in the main floor, if it hasn't been done then you need to ask them to redo… 4 6595 |
