It seems every second week we are sent an email indicating that something was missed in the initial coatings. When we asked them to extend the alfresco, the manager gave us a quote which was reasonable so we asked them to go ahead. At planning phase, the manager indicated they’d miscalculated (forgot to add the squared cornices) and the quote was higher than originally expected. We accepted so we could move forward. Now they claim they didn’t calculate the cost of a larger air con. I understand there are unexpected costs but we have a budget to stick to. Any advice would be appreciated please. Re: Additional costs after contract 3Jan 11, 2021 8:18 pm If you want that bigger aircon you need to pay for it, however aircon is usually extremely easy to do post handover (double story not so easy though) are you able to do this? I generally found aircon quotes to be at least 3k (ducted) cheaper when I sourced them myself vs the builder and this was for the same / better units. Re: Additional costs after contract 4Jan 12, 2021 6:00 am This one I would pay,as if you don't you'll end up with an undersized air con. I would have pushed back on the cornice variation though as they had already agreed to a price to extend the alfresco. Re: Additional costs after contract 5Jan 12, 2021 10:52 am The tender contract is just that a budget price When you pay a deposit to finalise costs...they always go up... More so now with the builders grant as there are price rises every week. BTW, that will stop come march, when everything falls in a hole again. Anything post handover by owners will suffer the same price increases, A/C is something you can't DIY Here Projects to do after New Home Handover Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Additional costs after contract 6Jan 13, 2021 12:16 am Was the original price for turning the alfresco into house area a quote or a variation? Hi Marko The best thing to do is to have a look at your contract and see how the variation clause is worded. We use the NSW Fair trading contract and the way that is… 1 5067 Our standard double-glazed window is tested to achieve, Rw 34, and can be glazed to suit Rw 39. The price is good too... 3 1450 You talk about deletions, are they variations or PS and PC adjustments? pleas list them 1 12021 |
