Browse Forums Building A New House 1 Jan 07, 2021 4:00 pm Hi there! We've been looking at building a house with Brighton Homes, but have come across something we find rather ridiculous. In our initial meeting, they've stated the alfresco (which is shown and counted as m2 in the floor plan) does not actually come with a floor, only the roof and two supporting pillars. Is this normal for these kinds of builds? They want to charge us 4k to concrete it (5m x 3m). Thanks! Re: Alfresco floor doesn't come as standard? 2Jan 07, 2021 5:18 pm From a builder we've spoken to, yes it's normal to not be included. They told us concrete is only included inside the house, anything outside will cost extra (alfresco, driveway, footpaths etc.). In saying that, $4k for 15m2 of concrete seems expensive to me. That's around $267m2, we were quoted $70m2. Re: Alfresco floor doesn't come as standard? 3Jan 07, 2021 6:22 pm Zerbel Hi there! We are building with Fowler homes and the Alfresco is included , including tiles. Re: Alfresco floor doesn't come as standard? 4Jan 07, 2021 8:18 pm I think it depends on the builder. We are building with Provincial Homes and the alfresco is included in the cost including the tiles. Some of the builders we looked at did just a basic slab for the included alfresco and you had to pay extra if you wanted it tiled. I have to admit we never came across a builder who only built the roof over the area so that certainly seems rather strange to me. What we have done in a few theatres ( including my own) is run 2 layers of 13mm gyprock, but sounds insulation especially for the bass is really tricky as a lot of that… 4 1677 CDC Housing Code 3 When to apply Floor Area external face of wall vs Gross Floor Area internal face of wall.
