Hey DoinitSideways Welcome to the forum
Try restructuring the list into a spreadsheet. Use
Headings, Elements/Trades, Sub elements Trades/DIY
Elements can be divided into materials, Labour, plant, Overheads/profit or savings
Then use Quants, Units, Rates, Costs, etc,
Tip use 3D bim eg. Element brickwork -> Sub Element Window glazing upgrades
Advantages
1. Visually easy to read and understand
2. Data links directly to model
3. 3D Model is dynamic and Data can be queried and instantly changed
4. 3. is handy when negotiating pricing/rates, especially when someone's trying to take you for a ride
5. Bim/Python links the IoT and can be Automated..unlike your list which is static and prices outdates

BTW I have no idea what your are doing?...more info, sketch, details, etc
OT,
I suggest you start with a 3D designer use the correct software and ask the designer for access to the model & Links,
then post screen shots
Stage 1 Model/data -> Preliminary-> Planning and estimates, then
Stage 2 requires refining the model/Data -> Engineering & Building
Cheers

Hi Chris,

I wanted to upload my spreadsheet, but appears i can only upload jpeg. So when i copied and paste it looses the font/bold etc i had to make it easier to read.

I should have clarified im more looking at rates to see what peoples take is and also any elements im missing that i need to include or account for.

Thanks for your input. Ive done a crude design using magic plan

Ive engaged an architect to take this rough design and refine it. I work in commercial construction, so i have access to decent rates and also have the advantage that im building with cash, so will be chasing a number of trades labour for cash prices.

What 3D model program is easiest to use? i got confused with adding the rates to magicplan...

Cheers,
Josh

If you want to share a spreadsheet use G sheets with link
Otherwise what you upload is an Static Image
Break the elements up as it would be built ground up here
2S Build to lock-up

The Floor plan needs to be translated into a more robust & complete Bim program that professionals use.
Otherwise, It's too much work/cost in redoing/fixing the 3D model

What software is your designer/Architect using?
BTW, I wouldn't be telling them straight off that i have cash for the build, save that up your sleeve for the final bargaining stage

3D bim on windows revit, On a mac/win Vws the later is half the price, easiest to use
Though Engineers prefer revit
Steer clear of Archicad users..it is not as advanced as revit, engineers don't use it and same price

Start breaking up the Bim Model and post back... LOL I award marks for initiative, presentation and accuracy

Cheers
Chris
Architect is a mate... I work in commercial construction as a structures foreman. Have worked with multiplex, Hutchinson builders and Westfield over the years... I have a lot of commercial contacts... but have never built a house. So know very little about pricing, and have no real contacts for anything to do with timber...
Housing is a walk in the park compared to Commercial builds, don't use the same rates
It's piecemeal work-> Unit work completed per day-> measured in time or units
OT, I'd go bankrupt if I paid $500/day labour without receiving the required output
Work on 2+1 =$900/day
