Browse Forums Building A New House 1 Jan 05, 2021 3:19 pm Hi, FHB here so please excuse my lack of knowledge/experience in the home building area. Have received a plan for a new build with a zero alottment boundary for my garage. The tender states: "Due to zero alottment, a dropped edge beam to the concrete slab will be required to retain the fill section of the proposed site pad so that no un-retained fill enroaches into the adjoining block" and "Retaining walls must be supplied and installed by client as per indicated on plans. Responsibility for retaining walls including all necessary approvals (if required), costs, construction, repairs or maintenance, as well as removal or replacement of existing fencing remains with the owner" and "Delete eaves to side elevation of garage due to zero alottment" Are there any issues with this? Will deleting the eaves be bad for rainfall on the bricks? How would i go about fencing and building this retaining wall? TIA for any feedback Re: Zero alottment boundary garage 2Jan 05, 2021 6:51 pm You won't need to do any retaining along your zero lot garage as they are installing a dropped footing to allow for that. The lack of eaves isn't an issue, it's done all the time. You don't need to fence along the garage as the garage wall is on the boundary line. The fence will run up to the garage and stop then start again in front of the garage if you want a front fence between the two properties. It sounds like you will need retaining to other areas of the block and that will be your responsibility. We build 10mm in from the boundary. My house and my neighbours house have garages that sit only 20mm apart. When I had our roof done… 3 7023 |
