Is this a reasonable size to build a 2 storey 4br home? It seems that it is based on some plans I've seen from volume builders. There might be a 50% plot ratio requirement but it seems most of these plans are under 50%. As I have never built in a piece of land this small, I am hoping to get some feedback from people here who have. Any general comments or advice? We already live in a 900sqm house with a 50-year-old house but the location is "OK". The only way to get into the areas we want and upgrade our house is to build new on a small block. A lot of the other houses where we're looking are quite old and about 100sqm (tiny!). We think we'll be fine as we're indoor people. I feel my kids aren't really outdoor people. A big rumpus would suit them better than a big backyard. Anything you can say about our situation is fine. Be it around building, lifestyle, etc....
