Browse Forums Building A New House 1 Feb 09, 2021 1:35 am Hi Everyone, My husband and I are quite early in the build process having just finalised our final floor plans & submitted for building & planning approval to build on our 5 acre block in the Perth Hills. We currently live on the property as well. I designed the rough floor plan, added some ideas from my husband and we took this to a building designer who operates out of Osbourne Park. This designer also designed one of my husbands friends houses in Ardross. Having someone who was familiar with the process has helped. His house is beautiful. Essentially, the designer has helped us finalise our designs and will facilitate the process of us taking the design out to tender. Hoping to get to this stage soon as we are eager to know what $$ we are looking at - although we have a fairly healthy budget. We are building on our bush block, so apart of the complexity will be what BAL rating we get. We will need to arrange our 1st BAL assessment shortly to accompany building approval. Regardless of the BAL rating that we receive, we will be working in some bushfire defense systems & products. We will also be requiring a substantial retained area as our block is on a slope to the south. The drop over the proposed build location is just over 1.5m over 27m. The front of the house is north facing. I have attached a copy of our floor plan - we have spent the last 5 months going and back and forth on it and are 100% happy with it. Even if there are some unique elements in it that are unique to how we will use the house. I am interested in hearing from anyone else in the Perth Hills or anyone else that is building a rural style house. Looking forward to starting this whole process! P.s - No there isn't 2 master bedrooms... the label is wrong. The front master bedroom is actually our home office. The den is the theatre room. Thanks!
