Garage at back of house

Hi all
Looking at some land - it ticks every box -except we have to have double garage at the back.......
Will we have many issues finding a house design that incorporates this?

We are very new at all this!!

Is it a separate or attached? If separate, avoid it all costs - we nearly bought a house with a double garage at the back - very impractical in the long run, getting to the car and back with groceries/kids/pets in the rain, heat, cold, walking thru wet grass and worse mud, just doesn't work

There are plenty of rear loaded plans (double and single storey) that work very nicely. Rear lane access is quite common in cottage blocks.
If the garage is out back and you have to walk through the rain to access the house then that would be a pain, but with good design that won't happen.
It obviously raises a few challenges to incorporate a garage and alfresco/backyard all in a small area but it can certainly be done.

What is the orientation of the block?

It's a very good idea to face the living areas (& a large proportion of the glazing) to the north. Minimising western (& to some degree, eastern) glazing.

My number one priority when choosing a block would be to make sure a home built on the block has access to northern light.
