My wife and I are beginning the process of a KDR in Bella Vista and I wanted to get some thoughts from people that have done it before! We are currently in design process with an architect and he's recommending we go down the CDC path but due to the restrictions on size and orientation of the house, we are leaning towards going through the Hill Shire council for DA. I just wanted anyone thoughts on how long the process is generally going to take for a DA of a two storey house in Bella Vista, with an attached granny flat to it. Also any feedback on how strict they are or just general feedback from your experience with this council would be much appreciated! I've attached a plan as well to get some thoughts from all your experienced homeone members. I've marked the front shoehorn part of the plan which we would likely place a side entrance garage on if we were to go DA. As you can see, going through CDC limitations, we aren't happy with the huge amount of space we will be wasting in the front marked part and would prefer just to use that as a side entrance garage and place the granny flat behind it. Its still early design stage so the upstairs is quite flexible if we go through DA but just wanted to get some thoughts early on if we are missing something (its both our first new build homes). We went DA as our design would not have made it through CDC. Took 5 months, in our case the council seemed mostly concerned with effect on neighbours, especially their tree roots! Fair enough hopefully we don't have any issues with neighbouring trees haha! Yeah we are probably going to alter the above plan and go down DA path to allow more flexibility we just didn't know how lenient the hills shire council is with granny flats! We didn’t really have any issue with our GF design. It pretty much satisfied all the requirements from the start - max area 60m2, min outdoor space, fire rated walls and doors, etc, etc. Good luck! Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11039 Thanks again Simeon for being so elaborate.
