I am in the starting phase to do a dual occupancy build here in Victoria, and I am just trying to understand the step by step process so I can engage the right people at the right time. At the moment, I have the planning permit, and I have gotten an initial quote from a builder who I am planning to go with. I have to pay him a pre-deposit of approx 4K before he can start the preparation of the contract. I need the contract before I can get final approval from the bank for the loan. What I am trying to ascertain is when do I engage a building Surveyor to start the process of getting the building permit. Do I do this before even paying the pre-deposit for the contracts to be started, or whilst the builder is preparing the contracts or only after the contracts are prepared and signed? Also, with regards to the Builder's Warranty Insurance. Who actually pays for that. You own the drawings ie copyright? If the builder has done the drawings then he owns copyright Generally if the builder owns copyright then he will take you down the path of least client resistance and will extract as much money as he can for BA drawings. I have copyright for all the drawings. I engaged an architect so I own all the Working/Engineering drawings etc. So I am not tied to any builder. So in that regards, I have a fair bit of power. And the builder is happy for me to engage my own Building Surveyor. I guess just for clarity then from your perspective. When is the right time to engage the building surveyor to get the permit. Before contracts are signed or after contracts are signed?
