Browse Forums Building A New House 1 Dec 15, 2020 9:59 am Hi All, Great forum. We have just purchased a home in the Sutherland Shire region of Sydney. It is on a 580sqm block which is 18m wide and 32m deep. The block is flat. We plan to knockdown and rebuild our dream home. We have been out to display villages but from what we've been told we are limited with choice due to FSR and setback restrictions. One option is to build a wider style home and the Saratoga 42 by Clarendon Homes looks good to us. I can't see too many other similar homes available but if anyone has any experience with wider homes or knows any project builders that have a good selection of wider double story 4/5br homes please let me know. You will probably have more luck visiting the display homes outside of Sydney as this is where the blocks are generally bigger. Don't forget in the sutherland shire you have the 60% rule for your first floor, so the rear of the first floor must finish at 19.2m we were limited in the shire as most first floors use the whole ground floor footprint which meant we couldn't meet this requirement. I assume you're in barden ridge, the 60% rule may not apply similar to green hills? But I'm not sure. We bought land in Tallawong Schofields NSW size 30m X 12.5m and planning to get double story house build around 350 sqm.
