Browse Forums Building A New House 1 Dec 14, 2020 9:43 pm Hi We are building a new house in Central QLD To reduce costs, other that scope and quality, the only other avenue is to reduce the Builder profits/margins on materials or subby works This tactics may impact the builders warranty, but I am sure that we can work around this Has anyone gone down this path? I proposed to direct purchase on trade account and good terms for the best prices. If the builder doesn't move on the main structural components, then we may look at the fittings. Has anyone gone down the path of direct import or other methods to reduce costs. I am aware of some people doing this is small lots to avoid the GST threshold - it works for small items Many thanks in advance James Re: Owner Supplied Materials 2Dec 15, 2020 7:11 am It won’t work. If you want to do that, go down the owner builder path. You can’t just squeeze builder margins and expect them to just sit there and nod not to mention the legal mess with warranty. Building a house is not like buying a TV. Re: Owner Supplied Materials 5Dec 15, 2020 3:00 pm aussieta who is going to cover warranty when your items fail This will builder, of course. His tradies, specifically, are responsible if materials have failed due to poor workmanship. But yes, the builders will never agree for that. TS have to do it that way under owner builder license. Re: Owner Supplied Materials 6Jan 05, 2021 12:23 am I have owner supplied a number of items (face bricks; tiles; bath; door hardware; heated towel rails). I have also managed to secure a number of 'after handover' items (the whole kitchen, laundry, doors; cabinetry). I can't swear to it, but I am pretty sure the 'owner supplied - builder to install' items have actually cost me money (I am absolutely sure the bricks have...). The after handover items I think have probably saved me money. I mean, I am installing some very schmick items so they actually cost more than your bog standard build inclusion; but if it were like for like (I got the builder to supply and install these items) without a doubt they would be more expensive. That's a fantastic result! Happy you got it sorted out. cheers Simeon 6 8640 in the stormwater pit or the drain? Those dont look like theyd fit in the drain. Separately, the pits do get stuff in them during the course of the build. For the most… 1 7931 |
