Browse Forums Building A New House 1 Dec 12, 2020 10:53 am Hello all, We are doing a KDRB and the builder is Hotondo. I am wondering about my fixed pricing I have received from the builder. They have been really great and accommodating so far. We have done our colour selections, and the engineering and energy rating have been done and they have given us our fixed price. What I find in the fixed price is that there is no individual pricing for items or even categories. So for example it will say “kitchen sink and tap upgrade” and it says “included” but even taking it a step up, it doesn’t give us a price for total upgrades even. Just one final price for everything. I would love to know what the price is that they are charging for blinds for example so I know if it’s better to get it done post build. Or even demolition. All of these are “included” but we don’t know the cost. The final price has come in just above what we expected however that’s still manageable. I’m just wondering what other people’s experiences have been on fixed prices? There are no provisional sums indicated and the handful of things not included are things like ‘Connection to Telstra’ and ‘electricity/power- development fees’ as well as the pendant lights, fans and things that we are sourcing. What has been your experience - is this usual practice for volume builders? Once we sign and agree to the fixed pricing the next document to sign is the contract. Lump everything in together so you cant check and compare prices, worse still, when you take something out as a variation/credit you are likely to get a fraction of the cost back and you have nothing to compare it with. The variations or changes added are generally expensive OT the only way to stop the price gouging is to have your own design and a fair indication of the design/build cost inclusive of variations and engineering. Then shop your design and 3 builders quotes around Construction tender.
