Browse Forums Building A New House 1 Dec 08, 2020 10:11 pm Hi all, Just after some advice before I proceed further. We are building on a subdivided block and were (what we thought) only weeks away from building. Today we were informed by the shire that our block is coded R10/R20 which makes it dual density. Our shire has said that this means we need to meet a 7 star energy efficiency rating. As you can imagine we are annoyed and worried as we have signed off on final plans, and are now looking at having to completely re design our plan to have it meet this requirement. This looks like it is going to cost us quite a bit of money. Our builder contacted our shire when it was time to submit the plans for approval weeks ago, and the shire told us we didn’t need to submit to planning for approval we only needed to submit for a building permit when it was time. This was because our plans met the sqm requirements. They have admitted today that they got this information wrong. My question is who is responsible for this stuff up? My belief is that it should have been disclosed by the real estate agent as is was a special condition of the block, and was pertinent information that if we had known we probably wouldn’t have bought the block because it has made our build far more expensive than planned or we are capable of financing. Or is the builder or the shire at fault for giving us the wrong information? Or is this something we should have researched before purchasing? We researched the r code and knew set backs and sqm requirements, but I found nothing mentioning dual density/ dual coding before hand. Any help would be much appreciate! I’m looking at the standard REIWA contract for sale, and I assume it would be listed under the ‘schedule’. It mentions here about other stipulations such as fencing, and subject to finance, but nothing stating the land is dual coded and needs to meet specific energy ratings. Should I be looking elsewhere? Our builder advised right from the very start to factor about 100-120k for site works and 7 star energy requirements for our small bulid 144m2 internal living space House design, Double glazed windows, Cavity insulation, Insuation to garage walls, Anticon, Solar, Hot water Heat pump , Rain water tanks, etc. I feel your builder has let you down by failing to advise from the very start. Thanks Richard Hi Richard, Thanks for the reply. Our energy report has come back and they have suggested everything you have said here. We haven’t gotten a price yet, but I think it’s going to be quite expensive. We are both angry and devastated because we are already at the very top of our budget, and simply didn’t allow for any of these things. We are just grateful that we have these grants because it may be the only way we can afford it. Our builder seems to have come to the plate and said they are going to help us out with costing but not holding my breath.
