New member, First home, Just thought i'd put up our home design and see if any glaring issue pop out that we haven't foreseen (which is likely) and get a general opinion about statesman homes. Attached the home layout and the block, i believe the block is north easterly facing so living will be north west, We've only put down the initial $1000 deposit so we're a fair way off master plans and have already put in for some minor revisions, extended the kitchen, removed rib wall, increased sliding door sizes etc.. Unfortunately i'm working to budget so we've had to make some compromises. We had a few hiccups along the way but nothing major. I am very happy with the quality (at least how it was done 7 years ago) and so far we have no structural problems, no cracks on the walls, no movement in any part of the house. To tell you the truth, I have not even changed washer on some taps to this date and we are living in the house since 9 August 2014. Hopefully your build will be as good as mine. Just keep an eye on them. I was at the construction almost every day, sometimes twice a day depending on what was happening. Managed to pick up a few errors along the way. The only down side at the moment is that builders signed too many contracts due to extra $25K, everything is greatly delayed. My son has signed the contract with SA Housing Center (part of Hickinbotham-Statesman group) on 14 June, we paid the deposit for land and to the builder on 22 June. The receipt was not issued until 29 June. The formal process did not start until 6 August, that's when he was told that his master plan and soil test have been ordered. Selections appointment was done on 25 September but then he had to wait until 27 October for the broker (KeyStart Finance working with Hickinbotham Group) to lodge his loan application. By the end of September council approval was already done, engineering report received, all the selections finalised. Now he has to wait at least three weeks for the loan approval. We are not expecting for the build to start until new year at least. Very happy with the quality of the build. We did visit the site every other day and picked up a few mistakes which were corrected fairly quickly. Never had a direct discussion with our construction supervisor until handover, all communication goes via email or phone call to the office. We found this a little tiresome at times, but understand the reasoning for doing this. The base price of the house you are planning to build might be around $150k, but by the time you have made changes to the floorplan, had the footings costed, and then done your selections, the overall cost might come in around $100k more. 2. We built on a flat block of land yet our footings cost an extra $45k more. We had expected it to come in at around $25k, so we’re totally unprepared for it to be$20k more than that. So make sure you have enough contingency funds if you need them. Which design are you planning to build? Welcome to the forum Manny, Firstly I'll mention that many people remove details of where they are building, for security reasons. Not really a big deal yet. But if you post details of where you're building, unscrupulous people can find your address, & steal things from your building site. So just something to thing about. Orientation of a home is key for comfort, low energy use & costs. In your climate, which has hot summers & quite cool winters, this is particularly true. https://www.yourhome.gov.au/passive-design/orientation The ideal house shape is rectangular, with longer sides facing north & south, the shorter sides facing west & east. Living area & a large proportion of glazing should face north. These will receive winter sun, but will be shaded in summer, when the sun is higher in the sky. Western windows (& eastern ones to a degree) should be kept to a minimum, or even eliminated, as these are very difficult to shade in summer. For a typical small, narrow suburban block, a NE frontage is far from ideal. So your plan, with NW living areas & SE bedrooms wouldn't be a bad one. But with 4000m2, you have room to play with. So I think you can do far, far better. Take advantage of your wide frontage on Dorothy Close. Stretch your build out across the width of the block, so many more rooms face north & south, less face east & west. This NE aspect is your best aspect, take advantage of it. Possibly even rotating the footprint a bit, so that it home faces north, not NE. You'll really benefit from winter sunshine in that case. Your corner location should give you more options. I'd recommend moving the garage to the western side of the block, with access to Norris Rd if possible. As the garage will help shade the home from the hot afternoon summer sun. Possibly building a little further back on the block, so that your northern living areas are a bit more private. Best of luck with the build. It will make a huge difference to the enjoyment and efficiency of your house. Yeah myself and my partner discussed the style of home, i originally wanted a wider country style home like you suggested while the partner wanted a more modernish design, she won lol. We originally designed the home for a 500m2 +/- block, not really suited for this block but it's very simmilar to all the other homes in the estate and we've got the design in our heads so we've moved forward with this design, we're on a deadline unfortunately to get the home builder grant. given a larger budget and more time i'd have liked to optimise the build but it is what it is. We've increased glazing on the living aeras and after build we'll be adding a verandah (insulated) around the NW and SW which will hopefully keep the afternoon sun off glass. i think the main issue is the family areas south western facing glass expanse in the summer. I'm hoping with the verandah it will mitigate the afternoon heat gain in the living aeras. Unfortunatly we're only really learning about this after the fact so as said, is what it is and well just have to optomize what we have ![]() If the eaves are fixed first, the eaves line is about 250 mm below the top plate of wall frame.
