Browse Forums Building A New House 1 Nov 11, 2020 7:43 pm Hello I am very close to signing our new build contract and would really like some real world experiences with my two flooring options. I would like polished concrete. I can, of course, get polished concrete (for $23,000) or I can get 'concrete overlay' for approximately $7,000 less ($16,000). The concrete overlay I'm looking at is X-bond. Has anyone had any experience with a concrete overlay product? What are your experiences? Are the advantages of concrete worth the extra $7000 on what is already an expensive option? Thanks Re: New Build - Need help deciding between flooring options 2Nov 28, 2020 9:05 am Hey AnjC Standard 2c Slabs crack and 1c composite slabs are worse still, To improve crack control on a 2c slab isn't that expensive.eg, more reinforcement, Higher strength & stiffer mix, more vibration, etc. Coatings rely on the the base material it bonds to ( Shear prevention) and that is where the problems generally rests ie the builder blames the concreter, the concreter blames the the finisher/painter/plasterer.... the home owner is no better off, worse if you are outside the warranty period. Personally I would recommend a flexible grout and concrete looking tile. Improving crack control on my slab came in at nearly 10k - so even though I got a decent quote for just the polishing, together the polishing and slab reinforcement came in at about what the builder was charging me to do the whole lot. If you look hard enough, you can even find 2400x1200 ones and they will still be much cheaper and more sound solution than polished concrete.
