Browse Forums Building A New House 1 Nov 16, 2020 5:40 pm Hi everyone, Apologies if this kind of topic has already been posted but after quite a few searches around the forum I could not find informations that were pointing me to the right direction(s). I am a newbie and I am sure that I could benefit of a lot of valuable informations and experiences from the different members of this forum. To give some background, I am currently looking at a volume builder MOJO for a knock down and rebuild , I would like to build the LIDO 28 as my land is quite narrow (slightly over 12m) but quite long (40 m) . There are not too many options for a narrow land, so the LIDO 28 is one of the rare project home that could fit. I fall under the cumberland council (former Auburn). I have downloaded the "DA checklist for Minor Residential Development" from the cumberland council website, it looks like a document difficult to digest ( i have only skimmed through it) but my understanding is that the builder will cover majority of the checklist. I have spoken quite the MOJO sales rep and he gave me a proposal, they have sent someone to do a very quick site inspection before drafting the proposal. I have taken time to review it and will ask some modifications of the plan before I sign. My question is : what do I need to look for before I sign this proposal ? The sales rep is insisting for me to sign the tender and pay the 5k deposit, however the tender hasn't been updated with the different adds on (eg higher ceilings, upgraded staircase, adding a sink in the separate toilet as there is none , etc...), he said that i need to pay the 5k so he can do a "Deposit Variation Request". Is it a normal practice? He just typed it up and printed a new one for me to sign. I then asked for changes to be made after that and he just sent me a post tender variation (no variation fee, and despite the GM sending out an email saying no structural changes after tender :/). I don’t really understand why yours doesn’t want to change it pre deposit though, if it would make you feel better. I have decided not to sign even though we spent about 1 hour to negotiate and there was a "discount" of 15k from the original tender. I am looking at another builder at the moment. I'm not sure if it was a sales rep issue or if that's how Mojo works but i really felt pressured and it looked like he was not the most patient person either.
