My house with double garage is 300m2. I ty to fit under 300k. I didn't choice the building company yet. Like other option I start looking info how to build house by stages. For example, to do architect plan, than DA, than CC, than find company for slab, than for timber frame and etc.Not sure if it help save money. I understand that building way by stages take a lot of my time and need to do a big resources. The moment you posted it here it is yours and the property of no one else unless they can prove they came up with the design on a hard copy before you. If you give these plans to an architect or engineer and ask them to sketch or design anything using your plans they are still your plans. It gets tricky if you ask an architect to improve or remaster your plans. You need to clearly set out the expectations of how they can use your design and what you expect. Do it with an email. The prices you receive from a builder include there margin and also GST. Builders will not quote accurately to build your custom house. They do not want to spend the time to work it out in detail. It goes like this.... Builder gets your plans and specs. Sends foundation design off to concreter.. Frame to prefab framer.. Plumbing to plumber.. Electrical to eleco.. Even fit out to a chippy or even just Bunnings!! to which they then add a markup and guess the cost for install. And so on with all parts of the house that they can outsource. They add these quotes together then add a margin then add gst. Typically 25% for a custom house. As you can imagine all the other trades are in the same boat. Don't want to accurately quote so they use their experience and knowledge and have a good guess and add margin also. Everything compounds and you pay an inflated price for your custom home. Your spec builder can build predesignred houses cheaper because they have already got accurate quotes. The trades have already done the same job. This improves the overall accuracy of the quote and makes it cheaper. Owner builders could save because essentially if they stick to the plan and pay do and charge and keep an eye on the work as it progresses they don't pay for the inbuilt fat. There is no sympathy in building. Family's and cruisers to buy. If you are owner building where is the finance coming from. Only one bank will lend 70% of the value if your construction and land cost. The rest dwindle back to 60 or 65%. Do you or someone you trust have the experience to understand the process and expectations of trades and quality of work. I've been on the treadmill for a while trying to sort out my own house. I have been rejected by 2 builders because I didn't want to use their products or suppliers. I have one builder tell me I ask too many questions as its safe to assume everything I want is included. And my house is 290m2 and prices are starting at 600k. Weathertex and engineered flooring are premium products.. go figure. Cost for regional areas on a rural acreage I suppose. Best of luck.
