I want a piered raft slab, double brick throughout, suspended slab first floor, excavated basement carpark etc but I don't need a fully custom floorplan / architecturally designed features etc and am happy to adapt a standard design. So in terms of what I need, I'm sort of in between a project builder and a custom builder. Are there any project builders that can work with higher spec builds like what I've described above? in Sydney? You can also add some Radmix to the concrete while pouring to protect Dincel walls from water ingress even further and to save on waterproofing (which is even not a requirement for Dincel). Fairly simple job but costly job considering that the main expenses will be coming in from the excavation and removal of soil part. So this already won't be a standard design. Instead of fully suspended slab, you might also consider Bondek or Speedfloor, they will be much faster to install and much cheaper too. Double brick might not be the best option for Sydney, especially if we are talking about highly reactive soils. This will be very heavy house (esp. if you are considering tiled roof) which would require deep/heavy and labour intensive footings. Considering underground basement works, think of $100k+ on site costs alone. Also, as per BASIX, double brick might not be providing a lot of advantages thermally due to fairly limited insulation capabilities but having a lot of "unnecessary" thermal mass which would have to be heated or cooled down during cold or hot weather streaks which Sydney is quite known of. You run the risk of getting a project builder who is prepared to 'have a go' but loose out on local experience, practices and all the rest. And the extra piers to ensure less chance of cracks in future.
