Browse Forums Building A New House 1 Nov 03, 2020 10:04 pm Hi All I am keen to make an offer for a property approximately around 605 sqm located within the Parramatta City Council. I plan to build a duplex once I am successful. I understand that the minimum lot requirement for PCC is 600sqm but note from the Section 10.7 Certificate that the land is located within an area being known as drainage problem areas. Further the certificate states that drainage problem areas only be permitted to be developed subject to detailed hydraulic investigation if the potential impact of the development in the area. I called PCC and was informed that the current owner had submitted a DA to build a duplex but withdrew it 3 months later. The duty planner mentioned that the withdrawal may be due to PCC's requirement for storm water system to be installed and the installation being too costly. My question relates to the storm water system and according to PCC, it would need to be a On-Site Stormwater Detention (OSD) system. I dont really know the costs of it and any assistance in regards to costing would be appreciated. I was told that it may costs between $40k to $60k for the OSD system. The property is a corner block and slightly slopes from the left to the right and there is a storm water drain in front of the property. I am really unsure of the approximate costs of the OSD system. They will need the Roof catchment area + hard scape areas based on the average rainfall for the area, All of this stormwater needs to be retained on site in pits/trenches etc during the peak of a storm before being released to the neighbourhood. Talk to a specialist they should be able to give you an indication, unfortunately that information doesn’t come cheap. It depends if you’re prepared to pay for the advice.
