My family and I have purchased a block of land in Box Hill NSW 2765 and have been looking around the area to see who we could engage to build us our dream home. We would like to maximise the house size as we are an extended family of 5 Adults with plans to have kids in the near future. The issue we are facing is conflicting information from builders in relation to the size of the house. Land Size: 702SQM Land Width: 17.85M Land Depth: 39.32M According to the Box Hill DCP [Page 102] Maximum site coverage is 50% at ground floor and 30% at first floor. Based on our calculations: GF max is 351SQM FF max is 210.6SQM Speaking to Wisdom homes they have advised that void space is not included in the floor coverage, however speaking with Clarendon, they have advised that void spaces are also included in the total site coverage, although alfresco can be excluded. This creates an issue as we would like to have 5 ensuite bedrooms upstairs, however with the massive void space apparently this is not possible. Was hoping if anyone could shed some light in relation to the below: 1) Based on the location of our land and sizing, what is the maximum size house we can build? 2) CDC or Council? Which would work out better? 3) Are void spaces counted in the maximum floor space? 4) Can anyone recommend any good custom builders they have used in the area? Re: Maximum House Size 2Nov 07, 2020 4:50 pm Hi, I'm in WA so we have slightly different codes but I'd say that as you are looking at a "site coverage" percentage the void will be included as it's under the main roof. In WA alfresco and porches are excluded from the site coverage if they are open on at least 2 sides I think however if they are enclosed even they will start to apply to your site coverage as do garages.
