We have been in the process of getting a contract ready for the last 5 months for a house in Diamond Creek. It's a 30sq house with split level design on a sloped block. We were initially quoted $40k extra site costs (above house package included costs), this has just been bumped up to $60k and another $60k allowance for rock cutting and removal. The houses being built in the area have massive rock excavations.
They say the rock cutting/removal allowance is the worse case scenario and will hopefully be less. What are the chances we will see a discount even if the costs are much lower? Is it likely any real savings by them will magically be absorbed into extra profit? I'm sure some builders are more honest than others, but has anyone ever seen a refund from a builder?
I don't have exact numbers on how much soil/rock needs to be excavated, but is this site cost number realistic?
