Yes i was thinking of running a 500 deep desk along the wall and still give me about 1m behind my desk chair. Almost feels weirdly small for a 50sq house though! I could either do super large study/library room and have it as a combination room with a large opening or keep it split as per the plan with a 3.9w sitting room and 2.38w study... It’s still over 9sqm, so equivalent of a 3x3 room. It’s utilising the space better, It’s not about being bigger but using every sqm effectively. As long as its fitted out nicely you cant go wrong. We are building a 630sqm house and our study is similar size, because that is all we need. As for joining the two rooms together, I wouldn’t do it, most studies have books, papers etc, I would want my study to be away from where I would entertain. A 630 m2 house is massive, I agree I prefer to keep the rooms separate it's just if we sink both the study and lounge due to the slope of the land I thought it may look better with a coffered ceiling all the way through. I may take 100mm off the sitting room wait and add that to the study and then I get a clear 2.48 m width Not sure if that works? I was told the issue is the headspace clearance requirement on step 4.
