We discussed Phoenix 40 with Verve facade with Mitricon sales rep (as KDR) on 615sqm land (15m frontage)
Due to council requirements (set backs) and little sloppy land on front, sale rep came up with this plan.

Price guide we got is:
base price - $448k (with Verve facade)
all luxury upgrades - $6k (https://www.metricon.com.au/latest-offe ... igner-luxe)
hebal - $7k
some key changes : convert sitting area into bedroom, extend study and convert it to home theater and other small changes- $16k
steps to enter into house due to slopy land) - $50k
Total roughly around = $527k
Unknown cost at this stage:
Landscaping
Fencing
Driveway
outside tiling
security alarm/system
demolition ( my guess is $20k-25k)
Would be interested to know if anyone here has building/built "Pheonix" plan and their experience so far.
Likewise, what do you think of above price guide or any tips or concerns in this?
I am also thinking to check Boston 42 from Clarendon to compare with Phoenix 40.
