I know these questions have been asked in various forms on this forum, but I haven’t really been able to find the answer I’m looking for - so here we go again!
We are subdividing and building a home on the back of our property. Melbourne north (not inner-suburbs, but within 12km mark). It is a ~21sq, 2 storey, 3BR, 2BR + one multi function retreat.
Because of the land, and wanting to make the best use of the northern light, we weren’t able to go with volume builders, and have had custom plans drawn up. We’re not looking at “high-end/ luxury’’, we want medium, functional finishes, but focused on passive solar, high insulation, and electric efficiency. Our floor plans have been designed to minimise build complexities like angles/ nooks.
I am trying to shortlist builders at the moment, aiming for a ~$18K/ sq build cost.
I’ve spoken to 5-6 builders, one has estimated $16k/sq, while the others are estimating $20k-22k/ sq.
Firstly, I’m trying to figure out if I should persist in hunting for a builder who will meet the $18k/sq (or less) price-point, or if I need to reset my expectations.
Secondly, trying to find a builder via recommendations - so far I’ve only contacted builders via signs out front of builds in my neighbourhood - but I have no idea if they’re any good or not!
So here are the questions:
- Has anyone here sub-divided and built out the back with a custom builder? What was your $/sq cost?
- Please give me your custom-builder (but not high-end/luxury) recommendations in Melbourne north?
P.S - Who doesn't love floor plans?! Attached for your viewing pleasure! Garage has to be on the north-side unfortunately, but the windows above have been designed to let in as much northern light as possible.
