Browse Forums Building A New House 1 Oct 15, 2020 9:27 am Rawson Homes' KDR specialist is advising us "Driveways for Knock Down Rebuilds/Duplexes are not generically included unless requested. Our clients commonly complete their own driveway for Knock Down Rebuilds. For Knock Down Rebuilds, the setbacks are far more than that of a generic (Greenfields) Build where they have a 4-4.5m Front Setback and Garage Requirements; which is more of a basic driveway. Your Setback is 6m plus the Council Verge, and Crossover etc which is an additional (approx..) 7m+. Overall it will be two separate Driveways equivalent to approx.. 13-14m long each. " Has anyone else completed a KDR and arranged their own driveways, crossovers and paths to entrance? My gut feel is I'm being fed a load of BS and Rawson Homes have identified a potential complication. Re: Driveway, crossovers and paths 2Oct 15, 2020 10:27 am I built with Metricon on a battleaxe block, where my driveway is about 40 m-long. Our "luxury inclusions" package did actually include 50m2 of concreting for driveway but we instead used that allowance to make a concrete path around the back of the house, and opted to do our driveway after handover ourselves. Also, we had to do a crossover and have it inspected prior to construction start -- we installed a heavy-duty crossover to avoid that it would be damaged by the construction vehicles. Consequently the crossover is still fine, after handover, although 1 square of footpath has broken and will have to be replaced. For comparison our driveway requires a bit over 260 m2 of concreting, of which about a quarter is required to be semipermeable by council due to some established trees on the neighbour's fenceline. This is not cheap. However, it will be much cheaper to do the driveway yourself because you can get multiple quotes which don't include the builder's markup. How did you become aware of the requirement to do a crossover before construction start? I'm understanding it would be a council requirement? I'm understanding it would be a council requirement? It was part of the subdivision plan that was never executed, and Metricon told us they can no longer just put a wood plank into the gutter to mount the curb due to some OHS rules. Mainly I think it was a question of access. Re: Driveway, crossovers and paths 5Oct 15, 2020 7:48 pm r_13 I built with Metricon on a battleaxe block, where my driveway is about 40 m-long. As we are at the "concrete and driveway" stage, I too am shocked at the cost. Our gagrage is really wide, and quite far back (no where near your 40 m tho!) Who knew concrete is so expensive!!! https://thomasarcherbuild.blogspot.com/p/blog-page.html - Thomas Archer Homes - Custom Nouveau 41 Re: Driveway, crossovers and paths 6Feb 17, 2021 11:58 pm Hi guys, I want to do the driveway on our own because itβs cheaper but my partner is freaking out saying he has read some horrible stories on how the builder voids the warranty if there is a drainage issue for example and blames it on the third party concreter. How do I convince him π
? To my understanding early saw cuts are to control shrinkage cracks, so doing them now would be pointless. Control joints may reduce ugly cracking during periods of soil… 3 9858 Hi all I need a guidance on how far I need to space expansion joints in the concrete driveway and its type (keyway/foam.) Contraction joints are at 3m max for a 125 slab. Thanks 0 10939 |
