We are looking to build a custom home and currently looking for a suitable site in SE Melbourne for a knockdown/rebuild. Does a service exist where you can pay an expert to come and view the potential property to give you some indication of what can be done on the land? Looking and pointing out potential issues with - overlooking - vegetation considerations - drainage - additional costs to build on a slight incline I spoke to a building inspector and they told me such services are not available and my best bet is to get a builder friend to have a look. Unfortunately I don't have any builder friends. We are also shopping around for a builder and don't have any plans in place. Is it normal to get a survey plan, arborist report, soil test etc (the vendor has already agreed that they are ok with this) before making an offerfor a property? I presume soil test is probably either not required or not possible as it involves digging into the garden and normally comes after demolition?
