I am building on a narrow lot (10.5x29) I am planning to live in it initially with the possibility of long term OR using as an investment (I haven't decided until I am in it and see what I prefer). I don't plan on having a big family or anything so was looking at doing a 3 bed 2 bath. My question is what would be more valuable to a buyer - Do I do a double garage which means I will only have room for a small study/laundry at the front OR do I do a single garage and then have room for a 4th bedroom? The front faces W so I assume it would get hot in summer if not protected right. Some people say go the extra room for resale value others say - no way families need a double garage and single garages aren't enough!! Thoughts? On the other side, work remotely/work from home clearly becomes another trend for the next couple of dozen years, so having extra room(s) for home office (or offices) will be definitely helpful/useful.
