Modular House Deed generation

We had a modular house delivered and finished on site early this year. Looking at refinancing and using the property and land (separate deed) as security. We have records that full payment has been made but the financing issue has highlighted that we don't have a deed for the house.

I know how this gets transferred for an established house, but how and how generates this document for a new house and/or modular house as such.
