Some builders are quoting $15,000 for everything, whilst others are quoting $30,000. So if you have built in the Ponds, can you give me an indication of SITE costs and a breakup if possible? Hi There ZZZ, Site Costs are a crock of *&#%$!!!! We are probably the closest you will get on this site to someone building at the Ponds - but you never know! We are building off Fyfe Rd - backing on to the Ponds. Our site costs were $14000.00 on a very level block. Soil was M class - which is what you should also have there at the ponds. A deterrent for us and many of our neighbours of building at the Ponds was the amount of covenants. Just check if they are still applicable - they may have changed ie. no parking a work car with signage out the front of your house, had to pain the external colours within a limited range, fencing restrictions etc. Even still, the covenants may not bother you. But check them out. The Ponds looks like it will be a great suburb, esp with the IGA going in. I cant give you a breakdown on our site costs, but our piering had to be increased by 50%. I think the cost of this may have been around $5k. I am quite excited, yet scared but it'll be great to work hard on the project and feel that satisfaction once we move into the house.

Hi ZZZ, How did you go? One of my new neighbours said that people were camping out at the Ponds for the block of land that they wanted. If you know what land direction you want & street type then keep an eye out for someone pitching a tent on what land you may be interested in. I personally haven't seen it, however we did see people doing it at lemon grove at quakers hill. So just be warned..if you have your heart set on a block in particular...it may pay to pitch a tent (beware of the foxes, brown snakes & wraskilly rabbits!!!) CYA 1st time bldrs, fussy and impatient! I have a block of land in Monarch Stage 1 at The Ponds, I am in the process of finalizing the contract with the builder. This is the first time I’m building, so not an expert on this subject. The site cost break down is as follows, •House pad - cut & fill $ 8500 •The list price included foundation for M type soil classification. As this block was H type an additional $ 8900 for piering to engineer design recommendation. •Flexible coupling to sewerage connection (for H type soil) $ 1400 •several small items relating to site cost which add to $ 1800 The soil test conducted by the builder indicated a highly reactive soil (H type), so the cost increased. Have you seen the leaflets for the new release? I can send you copies if you need them. Also, there are still some blocks left in the previous release, even two park frontage ones in Lotus! (there were 3 but we put our money down on Sunday ). The new release is just some more Anura as well as the first major Iris release. Thanks for the welcome, just found this forum last week when looking for people who have built Wisdom! I'm more than likely going to build the Providence 24, just so other people can have a bit of a contrast in blogs We had the Providence sited on our block and it gives us plenty of space in the back yard which is what we're after. We're probably not going to build until about March or so next year but at least we're getting the ball rolling. It will be interesting to hear the varying experiences now that people are reaching construction stage, sometimes it's good to be a step behind because you can learn from other peoples' experiences Good luck with your build! I absolutely love the Impression 38, the back leisure room really makes it, I think. It looks fantastic. I have all the plans for the latest land release and the ones remaining too. We have been corresponding with Michelle and are keeping our fingers crossed. I know EB and W is a tough one. I just like the W ones a lot better than EB now...we had our hearts set on either the EB Memphis or Bridgeport for so long but fell in love with the W Providence the first time we stepped inside (a week or so before the village opened). The block we have just put money down on has had tests done previously, council has said the results were M Class. So anything around the Lotus neighbourhood should generally be M Class and not incur any extra charges. Unlike SJ, our land has a gradient of 2.5cm across the block so no need for cut and fill, that avoids a fair bit of cost as well. You really need to know the specifics of the block before you can start to talk about all the major site costs. I might be wrong (yet to ask) but I believe you get a rebate of $4k on the Wisdom site costs as The Ponds is a recycled water area (don't have the price list on me so I can't tell you the exact line that's used). Been reading these forums quietly for the past few months, just a quick question though. I am planning to buy a piece of land in the ponds as well. Just wondering, how has valuation been on the land there? Is the valuation close to/equal to the selling price on the land? I tried negotiating on price but it seems the ponds does not negotiate on prices for land. I just want to make sure I dont' get into a position where I buy a piece of land and find out the bank values it for significantly less then what I bought it for. Our lender - one of the biggies in Oz, seems to think that the price is fair. Given that the local govt cannot provide for infrastructure for the growth in the Nortwest corridor, land releases will always be slow and never enough. And in my opinion, that will always keep the value up.
However, when Local council do their valuation on the block, its almost $100,000 less than what you paid for it. I guess, it makes up when you pay land tax. (I live in Stanhope Gardens, so my figures are based on Stanhope Gardens) The difference in the purchase price and the Office of State Revenue land valuation is probably due to the developer providing for infrastructure/roads, electricity, piping etc etc. I personally feel that we are paying about $100,000 extra per block, than what the land is actually worth..but I feel this is the case in most of Sydney and will always be the case until govt can provide infrastructure. In the South and far west, land is cheaper, however in Baulkham Hills you are paying a premium..why?? I fail to understand. An interesting topic and would like to hear from others. I'm more concerned about the valuation in terms of my home loan (i.e. buying a piece of land for $260,000 let's say, and it being valued at $230,000 as that will mean I can't afford the land + the deposit required on it).
