I'm not surprised by this. Why buy something tiny at Rouse Hill when you can get a decent block at The Ponds for the same price. The Ponds Stanhope Gardens home loans 143Feb 11, 2009 1:26 am stevep79 Basically with this option, ANZ are offering to have the full cost added to your ANZ mortgage. Not sure how it works for those not going through ANZ though! Blacktown Council promo with ANZ requires finance with ANZ. This is what they told me when I inquired for myself. stevep79 One thing's for sure, they do have to complete the construction of The Ponds Blvd through to Schofields Rd and Stanhope Parkway through to Hambledon. I know I have some anxious customers waiting for that road connection as they live in Quakers Hill and their children live in Stanhope Gardens. Hi Michael, I am a little biased but the only thing Rouse Hill has going for it is one big shopping centre compared to the Ponds. (I might regret saying this later) Re: The Ponds Stanhope Gardens home loans 145Feb 11, 2009 7:04 am thlo stevep79 I know I have some anxious customers waiting for that road connection as they live in Quakers Hill and their children live in Stanhope Gardens. must....shave.....5....mins.....off......driveeee thlo Hi Michael, I am a little biased but the only thing Rouse Hill has going for it is one big shopping centre compared to the Ponds. (I might regret saying this later) Yeah I guess if a 5 min drive through back streets to a half empty shopping centre car park is stressful for you, New Rouse Hill might be a better option The only thing that New Rouse Hill DID have going for it was a train station and many people seem to have bought there thinking they were about to strike oil. Actually, the other thing that NRH has going for it, I guess, is being part of The Hills Shire Council compared to The Ponds being Blacktown. Although I'm finding more and more that despite being more exclusive, The Hills council are terrible to deal with compared to Blacktown who seem to get the job done. (I might regret saying this later) I do like Rouse Hill town centre. It's actually a relaxing shopping centre to visit, and has just about everything I need. stevep79 The only thing that New Rouse Hill DID have going for it was a train station and many people seem to have bought there thinking they were about to strike oil. I've lived in the North West long enough to know this was never going to happen, besides even if it did you were looking at 2017 or something. I think I will have moved by then! stevep79 Actually, the other thing that NRH has going for it, I guess, is being part of The Hills Shire Council compared to The Ponds being Blacktown. Note sure about everyone else, but I care more about having an extra $100k in my pocket than exclusivity. Besides, I think the location is better anyway Re: Re: Who is building/built in the Ponds 147Feb 11, 2009 9:19 am michaelharvey1982 I've lived in the North West long enough to know this was never going to happen, besides even if it did you were looking at 2017 or something. I think I will have moved by then! Considering it was first proposed in about 1991, I agree that it was never going to happen. Also, Hills Shire Council didn't even want a European style system anyway, they want a train line capable of bulk transport. This is what they told me when I inquired for myself. I thought cash was also an option? The different promos have different options. http://www.blacktownsolarcity.com.au/householder.shtml Offer 3 is the only one that can't be done as cash. Offer 1 is the only one that can't be done on a home loan. Offer 4 is the one for The Ponds. Having arranged the home loan for the parents' home as well as the children's home loan, I feel a close bond to that road extension. Re: The Ponds Stanhope Gardens home loans 151Feb 16, 2009 2:18 pm to bluemetal, just to put your question into the right thread, colour selection went well, it's all a bunch of grey variations mainly but i don't have all the samples on me right now nor the final itemised colours list.
as for landscaping, that will be happening this week. our house footprint takes up 37% of our block, 44% including driveway, so we have plenty of area for landscaping. Probably 33-40% of the block is empty backyard space. We've recently scrapped the pool, we'd rather keep the money for our wedding and pay the extra $4k to put it in later on. We'll do our own water feature around the alfresco so it's going to be a matter of screening planting around the borders, a big tree or two toward the back due to the covenants, and the rest will be Matilda Buffalo turf. Anyone had the email confirming this that they can post here for all those interested? Hi all This is true as i was at the Ponds on the weekend and this was confirmed price range $285000 to $ 315000 larger blocks, 1/2 the blocks are reserved for 2 storey homes only. Re: The Ponds Kellyville Ridge Stanhope Gardens home loans 154Feb 18, 2009 2:24 pm stevep79 You wouldn't even know there's a prison nearby I just noticed this now . I have customers in Quakers Hill whose properties border on Parklea Prison. It hasn't bothered them all these years, (they see it as parkland with a security fence). In any case, how long do you think it will stay there? Once the whole area is full, they'll redevelop the land, i'd say. Yeah the grounds are so massive I don't think I've ever seen the boundaries of the prison no matter how hard I've looked. It's even got a lake inside! They actually have to do a lot of work inside the prison as part of the Second Ponds Creek rehabilitation scheme. It doesn't affect land/property value though does it? --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Quakers Hill home loans 157Feb 18, 2009 4:47 pm bluemetal77 It doesn't affect land/property value though does it? Quakers Hill prices are still pretty good for West Sydney. Well if it does, that's all the better because when (and if) the site is redeveloped the values would go up. If you check the demographics for Quakers Hill, it has a high concentration of tertiary educated and higher income residents compared to anything else in the area. Re: Re: Who is building/built in the Ponds 158Feb 18, 2009 8:34 pm i went to the parish school when i was younger used to be max security then now its min security. We had 2 alarms one for a fire and one if someone broke out of the prison.
They wouldnt allow residential around there unless the risk was low. The government wouldnt want to pay if there was high risk or something. Re: Re: Who is building/built in the Ponds 159Feb 21, 2009 6:21 pm stark They wouldnt allow residential around there unless the risk was low. The government wouldnt want to pay if there was high risk or something. Actually its presence is never mentioned by locals so it must be perceived to be extremely low risk. The risk is so low that they've even considered using the inmates to do some of the initial planting work around The Ponds...not going to happen though.
