we bought our land in November and a month later they had the park ones for sale. Hah hah - Pond Heights indeed! Re: Re: Who is building/built in the Ponds 122Jan 20, 2009 6:45 pm There were some at $330,000 but not too sure whether they were the park front ones or the 20m wide frontage ones. Re: Re: Who is building/built in the Ponds 123Jan 21, 2009 6:53 am thlo That's a good one stevep79, soon you're going to say you live in " Ponds Heights" or "Ponds Sanctuary" just joking Ponds Vista, get it right ZZZ If I can recall, the park front ones were release in December and they were $305-310,000. The rest were $285 - 300,000. Is that an increase in price from the time you paid for your block? we bought our land in November and a month later they had the park ones for sale. Hah hah - Pond Heights indeed! Pretty sure there has only been one release along the corridor so far. I bought into the Lotus 4 release. The park frontage along Paddle St is supposedly for building companies only, not being released to the public. We bought our land in November as well and we got park frontage, all we had to do was ask and there were three blocks still available! We definitely got ours a lot cheaper than $305-310k though. ZZZ There were some at $330,000 but not too sure whether they were the park front ones or the 20m wide frontage ones. I'd say those would be park frontage corner blocks seeing as though they're normally around 650m2 Stevep79 & Principessa Finished building Wisdom Homes Impression 33mkII in The Ponds, Sydney http://lilypadintheponds.blogspot.com Re: Re: Who is building/built in the Ponds 125Feb 08, 2009 3:04 pm thlo from what I was told from the sales team it will be about 10 years before its completely developed. ~~~~~~~~~~~~~~~~~ Building the Aspiration 35MKII with Wisdom ~~~~~~~~~~~~~~~~~ http://pondsaspiration.blogspot.com/ Re: Re: Who is building/built in the Ponds 126Feb 08, 2009 9:20 pm MKTodd thlo from what I was told from the sales team it will be about 10 years before its completely developed. Yep, I've been told 10 years as well. I guess it could be before that depending on how quickly all the releases sell out. They've got 3000 blocks of land to set up and they haven't even built the roads all the way through yet. It's a full suburb, not just an estate development. The other thing that is happening in amongst all this is the rehabilitation of Second Ponds Creek. The planting of all those trees is just one stage of the process and by the end it will be a fully flowing creek. I believe they are doing this rehabilitation to the 20 major waterways in Blacktown City Council areas. The real value of The Ponds will be realised once this is complete. I camped last weeknd and got my block. First guy got there 4am on thurs. i got there in the arvo to check it out and saw ppl camping so i decided to stay The last release was in Iris and im happy we got one from there, i too didnt like Anura and opted to wait. An Australand guy was there on friday night and said it was 10 years plan although they have been there for 2 already so its 8 left and i think it will head to council. Anyways our journey has just begun and looks like Ponds will be a good place. I think this is easily the biggest selling point of The Ponds. If you look at Kellyville, Rouse Hills, Beaumont Hills, Glenwood etc, none of them have anything like the amount of open space which is being built at The Ponds. I'm looking forward to it being completed! The Ponds Kellyville Ridge Stanhope Gardens home loans 129Feb 09, 2009 9:41 pm MKTodd thlo from what I was told from the sales team it will be about 10 years before its completely developed. That's really a long one. i suppose that's how long it's going to take to reach Schofields. My customers at Stanhope Gardens, Kellyville Ridge and Parklea tell me that the whole area has become a huge hit for first home buyers / builders with the Blacktown Leisure Centre and planned library and of course reasonably sized Shopping Centre. It's not just a planned library, it's half way to completion. The gym extension will be finished by May as well. Don't forget close proximity to Rouse Hill Town Centre! Plus Stanhope Gardens has the 616 city bus service running right through it and will be close to Quakers Hill train station once Stanhope Parkway goes all the way through to Hambledon Rd (looks like they're in the middle of building the next bit of the road). You wouldn't even know there's a prison nearby Stevep79 & Principessa Finished building Wisdom Homes Impression 33mkII in The Ponds, Sydney http://lilypadintheponds.blogspot.com Re: Re: Who is building/built in the Ponds 132Feb 10, 2009 10:41 am stark i was told that they are not expanding past what is shown on the master plan the area is already owned by landcom but what they do with it is up to them That's correct, the masterplan shows a whole lot of "future residential" which is what makes up the remaining 8 years of development. The Ponds is a suburb, not an estate so they'll need to increase the size of it dramatically. What I have noticed is that pockets of land in The Ponds has been sold to different developers so we might actually see a few estates form within the boundaries. One thing's for sure, they do have to complete the construction of The Ponds Blvd through to Schofields Rd and Stanhope Parkway through to Hambledon. http://www.thepondscommunity.com.au/new ... news_id=65 http://www.blacktownsolarcity.com.au/householder.shtml Solar Home Option 4 Quote: Buyers in Landcom’s newest suburb 'The Ponds' can sign up for a discounted BP Solar Energizer 1 kilowatt electricity system with the option of an award winning ANZ Home Loan to help fund it. You’ll not only move into your brand new home but you’ll have significantly reduced your electricity bills. Landcom’s The Ponds: Regular price $15,629 (including GST), Blacktown Solar City price $3,691 (including GST). Purchasing options: Cash or ANZ Home Loan. Basically with this option, ANZ are offering to have the full cost added to your ANZ mortgage. Not sure how it works for those not going through ANZ though! This is recent news so it must be on top of the initial 1kw system that was on offer a year ago. I know it was launched 18 months ago but they've come back with a Ponds specific deal once again. Just called up Blacktown Solar Cities and confirmed that there are indeed 1kw packages available right now and they are not income tested for Ponds residents. Think I'll be signing up, 1kw is better than 0kw. steve, MKTodd - Did you get the standard inverter or upgrade to a larger one so that you can add more panels later? I've had quotes for a system that would handle all our energy needs - without rebates $21k I know if I had one that would suit all of our energy needs it would be income tested and cost as much as yours that's why I'll settle for the 1kw It says that all solar kits are grid connect inverter, so they are the expandable ones. It's a good thing because I'll probably add an extra 1kw later on I think because the 1kw will only generate tariff revenue when we're not home (if NSW goes net tariffs). At least the electricity bills will be a bit lower Stevep79 & Principessa Finished building Wisdom Homes Impression 33mkII in The Ponds, Sydney http://lilypadintheponds.blogspot.com Re: Re: Who is building/built in the Ponds 139Feb 10, 2009 2:49 pm stevep79 It says that all solar kits are grid connect inverter, so they are the expandable ones. If you were to add another 1kw of panels - it may not be able to handle it. Best to give them a call to check it out if you are looking to upgrade (otherwise you'll need to buy a new inverter) After 4 years - we're in!
