living and dining orientation

Has this floorplan been built as a display home that you can visit and actually walk through? You need to be able to envision living in this house.

Unless you are a single person or a couple I can’t see how you would position furniture in such a small living area (3m depth) and it be functional for a family.

What made you decide on this floorplan for your new house?

We have built 3 houses over the last 20 years, each with large project home builders in Adelaide. Each house was based on an existing design with some modifications specific to our needs.

One of the biggest lessons we learned was to visualise how we will live in each room and where we will position furniture to make best use of the space. Those decisions then help you to finalise your electrical plan, window sizing and placement etc.

Looking at your current living/dining layout, I don’t think it is workable. Especially if you have no other living room within the house.

Due to the entryway into the living room you are effectively losing 1m of floor space. That does not leave much to be able to position a couple of sofas or a modular, and allow at least 2m (preferably more) to a tv on an opposite wall under the hilite window.

Perhaps the solution is to do as you suggested, and put the dining table into this space. The meals area would then become the living room, but to allow traffic flow through to outside, and provide sufficient wall space for a tv and/or entertainment unit, you may have to relocate or resize windows to suit.

A simple but practical way of helping you to visualise the space is to print off an A3 copy of the floorplan then cut out some pieces of card to represent sofas, dining furniture etc, and scaled to the right size, then you can move them around on your plan to work out what fits best and where. Not sure this helps, but it has always worked for us. 😉

always add scale sized furniture and fixtures and, although there is enough space for lounge and dining table, the kitchen feels cramped and do you also need space for storage cabinets, floor space for kids, a small desk, study nook etc?... my suggestions include:

1. move the fridge to open up the kitchen.. and now fridge is closer to alfresco, doesn't block access to sink, pantry and stove when open and two can work in kitchen together... broom can stand in pantry and old fridge space should be base and wall cabinets and/or open shelves
2. the walkway between stove and sink is much too narrow ... a 1m deep island is plenty for sink, dw and storage along one side and stools and knee space along the other.. even if you don't want stools the 1200 deep island is out of proportion to the whole room and a 1m deep island can still have storage along both sides
3. do you live in a hot climate and need to maximize ventilation and/or have gorgeous views in every direction? make sure that every window improves the inside of the house without unnecessary views of neighbours' that force your windows to always be covered and closed ..window location can limit furniture options
4. the sliding glass door should be closer to the kitchen for easier walkway to outside without having to navigate around the dining table.. and this allows some wall space in the corner for a kids' play space or tiny study nook and bookshelves and/or shallow storage cabinets
5. do you need/want a heater or fireplace...the size and style of heating will determine the options for the whole room so that decision needs to be considered before finalising plans
