We have the house design ready from our architect. I would like to get the survey and Geotech done so we can get fixed price quote for the build. Assuming the developer provides access to the estate, is it possible to get survey and geotech done BEFORE the lot registers? I read somewhere that some are able to do this. But I'm curious if the land hasn't been registered, how would the surveyors determine the boundaries? Are there any other drawbacks (in terms of having to get something again AFTER the land registers)? The location of the new boundaries will already be defined mathematically within a reasonable tolerance. They need to be so that the new infrastructure and services are constructed in the right place. So in theory, the topographic survey can be done once site construction is nearing completion. However, sometimes the developer resists this and you have to wait - especially if you are wanting to use your own surveyor and he cant get access to the site or the preliminary cadastral layout.
