Browse Forums Building A New House 1 Sep 21, 2020 4:57 pm I was told by the real estate agent that our land will register is 6-12 weeks time. We have the house design ready from our architect. I would like to get the survey and Geotech done so we can get fixed price quote for the build. Assuming the developer provides access to the estate, is it possible to get survey and geotech done BEFORE the lot registers? I read somewhere that some are able to do this. But I'm curious if the land hasn't been registered, how would the surveyors determine the boundaries? Are there any other drawbacks (in terms of having to get something again AFTER the land registers)? Re: Land Survey & Geotech 3Sep 22, 2020 12:42 pm It will depend on who your builder is as to whether these surveys and reports will be valid. By that I mean whether they would be willing to use them as part of their building contract with you or just say nope , we only use our guys in which case you will effectively pay for these twice. Stewie I can understand that to be the case for soil reports. I now realised it's best to get it done as part of engineering service once council approves the design. But what about survey? That needs to be done irrespective of the builder. Architect needs it to finalise the design. I'm just curious how land registration affects what land surveyors do - particularly when it comes to identifying lot boundaries. The location of the new boundaries will already be defined mathematically within a reasonable tolerance. They need to be so that the new infrastructure and services are constructed in the right place. So in theory, the topographic survey can be done once site construction is nearing completion. However, sometimes the developer resists this and you have to wait - especially if you are wanting to use your own surveyor and he cant get access to the site or the preliminary cadastral layout. A survey must’ve completed by a certified surveyor.
