Browse Forums Building A New House 1 Sep 03, 2020 5:34 pm Hey Everyone, We'd appreciate any feedback you have for our floorplan that we have so far! My current issues are that I'm not feeling that the living area might be a bit cramped with a dining and family set up, but I'm not sure how to fix it. Also, natural lighting into the main living area might be an issue as well, though we might be able to fix this issue with some skylights. The house is currently 291sqm2 and we're looking to reduce the size a little bit to reduce some costing. If you guys have any suggestions on how to fix it, please let me know! Somewhere closer to the bedrooms and main bathroom. I think if you want to reduce the overall size, maybe lose one of the bedrooms or make the rumpus smaller. Re: Need Floor-plan Feedback/Recommendations Please 5Sep 04, 2020 10:40 pm Apologies for providing negative feedback, but IMO the house design does not flow well. Have you drawn this yourself, or had someone do it for you? Iām not sure it makes the best use of space. The powder room and linen cupboard are off a separate hallway. Why? Likewise bedrooms 3 and 4 are accessed by an unnecessarily large hallway. Iām just wondering if you have really envisioned how you would live in the house in a practical sense, eg where you will position furniture, tv etc in relation to location of windows and doorways. The rumpus room for example, is quite a large space with only 1 window. Would you not want a glass sliding door onto your outdoor room as well? This would give additional natural light plus more flexibility in having another access point to the garden. The dining room is an irregular shape, where would you position a table and chairs in that space so it allows sufficient room to easily walk around it? The master bedroom is in the furthest corner away from the front of the house. If you have kids in bedrooms 2 and 3 would you not be concerned they are closer to the front door than you are? I think it needs tweaking. Re: Need Floor-plan Feedback/Recommendations Please 6Sep 04, 2020 11:56 pm my suggestions have reduced the overall size of the house to 277sqm and i've included furniture to give some idea of how the rooms would function ... ventilating roof windows over the kitchen and dining area would improve the feeling of the central spaces but you may need to add external sunscreens to the east and west facing windows to control hot summer sun ... and i could swap the master suite for beds 3 and 4 and have the laundry, family bathroom and three bedrooms together with master suite, bed 2 and the powder room at t Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ he front? With the compact living/ dining, unfortunately I can see no other way (without reducing your rumpus) but to relocate the main bath as shown so you have a larger and clean lines open living area. The only downside is no windows in bathroom but I lived with a skylit bathroom, its actually quite pleasant, a unique feature, less windows to clean , also flows better next to the wc. For linen, I've shown some options, you can also have no built-ins with 2 WIR make the rooms bigger. I noticed the corridors a tad wider (1.2m) , 1 m is sufficient for moving furniture. You will notice I move the kitchen up but relocate the entry to rumpus so make this corridor less to gain more for you WIP . Oh and I also added the sliding door for more northern light, as suggestions above. To reduce your overall house, there is opportunity to increase setback to Ens/ B5/ Laundry external walls , a great place to co-locate A/C/ rwt/ HWU, avoiding your nice rear yard Happy planning! My partner and I are going to take some inspiration from the first tweaked floorplan, as the structure is close to what we want. Thank you again for this 6 55311 Hi there!
