Our land is tiny with lots of easements as well so we unfortunately cant switch the layout since there is an easement on the left side. The side where the garage is would be a zero lot boundary and the house will be facing northwest. I guess I'm just looking for suggestions on how to make the house better? We are planning to remove the second bedroom and make it into another living room/childrens play area. Also planning to switch the living and meals area. Don’t swap meals and family rooms over, keep the larger space for the family room it is where you will spend the majority of your time. 2. Extend out the side wall of the kitchen and meals area so it aligns with the bathroom wall thus increasing the footprint of both these areas 3. Kitchen window backsplash is a good idea, will allow you to still have upper kitchen cupboards above which is a must. You can never have enough storage 4. Other option is to consider a hi lite window on the tv wall in the family room to increase light within the living area. 5. Retain bedroom 2 as is, instead bedroom 4 becomes the kids play room. It is adjacent to the garage so noise will not an issue if it is a playroom. As a bedroom sleeping children are more likely to be disturbed by the sound of the roller door and cars in the garage. 6. Select an entry door with glazing, you need natural light into the hallway. If you’re having high ceilings then ask for a glass panel above the entry door for additional light. You might also need to consider installing a skylight in the hallway ceiling too. These are all great suggestions We were actually thinking of removing the wall of bedroom 2 to make it another living room and the bed 4 will be a guest room. Re: Floorplan suggestions 6Sep 03, 2020 10:12 pm How do you enter the shower in the main bathroom? If the entry door swings towards the shower and the toilet is on the other side of it. I would also look at adding a 3rd toilet. Especially if someone is using the main bathroom. Maybe larger laundry with separate WC. Master bedroom - entry door swinging towards closet entry space not ideal. I think family area is too close to the kitchen area. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ TIA! this is a good plan for a tight space and if the front door is looking North West then the bathroom side of the house should have a north aspect? based on estimated sizes my suggestions include minimising western window to the master bedroom and add a north window (highlight windows gives light and ventilation with privacy and more flexible furniture options and could be useful for all bedrooms) moving the bed and ens door allows space for a chair and bigger bedside storage drawers, remove the wall to bed 4 to create a walk through lounge and move the door to bed 3 so that there won't be a bedroom door opening off the new lounge, laundry is good but consider either a stacked wash/dry with tub or a bench with drop in sink and underbench washer, overhead cabinet and hanging rail) and lose the pantry in favour of a separate powder room and kitchen with more bench space, alfresco servery and extra storage at the back of the island instead of stools, combining the dining and family rooms makes a more generous living area and keeping the external walls unchanged will hopefully minimise extra costs from your builder and don't forget that the garage becomes an ideal space for extra living area for wet weather activities and kids parties as the space is too valuable to keep just for a car Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 2 6382 Hi, Looking to add an ensuite to one of the bedrooms and make it a Master BR.
