I've attached a copy of the floorplan below. Our land is tiny with lots of easements as well so we unfortunately cant switch the layout since there is an easement on the left side. The side where the garage is would be a zero lot boundary and the house will be facing northwest. I guess I'm just looking for suggestions on how to make the house better? We are planning to remove the second bedroom and make it into another living room/childrens play area. Also planning to switch the living and meals area. Would it be better to put a window splashback on the kitchen counter to get more light in? Switch windows around? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ TIA! this is a good plan for a tight space and if the front door is looking North West then the bathroom side of the house should have a north aspect? based on estimated sizes my suggestions include minimising western window to the master bedroom and add a north window (highlight windows gives light and ventilation with privacy and more flexible furniture options and could be useful for all bedrooms) moving the bed and ens door allows space for a chair and bigger bedside storage drawers, remove the wall to bed 4 to create a walk through lounge and move the door to bed 3 so that there won't be a bedroom door opening off the new lounge, laundry is good but consider either a stacked wash/dry with tub or a bench with drop in sink and underbench washer, overhead cabinet and hanging rail) and lose the pantry in favour of a separate powder room and kitchen with more bench space, alfresco servery and extra storage at the back of the island instead of stools, combining the dining and family rooms makes a more generous living area and keeping the external walls unchanged will hopefully minimise extra costs from your builder and don't forget that the garage becomes an ideal space for extra living area for wet weather activities and kids parties as the space is too valuable to keep just for a car Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ 2 6380 Hi, Looking to add an ensuite to one of the bedrooms and make it a Master BR.
