Browse Forums Building A New House 1 Sep 02, 2020 2:43 pm Long time lurker - first time poster; We are building house and land package with Rawson homes in Horizon Marsden Park; We are upgrading to Luxury package with them, and getting the $6990 promotion that includes upto $50000 worth of extras like Top of the range kitchen and aeg 900mm appliances, premium aircon (with wifi modules) and flooring vouchers. We have been through tender presentation with them and mostly everything is looking fine, just a few places where we are confused if we should leave it as it was so we dont have to pay extra on upgrades/extention as this seems overly expensive. 1. Full tiling in bathrooms = $4000 - are they worth $2000 each bathroom - what they are quoting- ensuite (1.8mx2.1m) and main (3mx1.8m). - has anyone upgraded bathroom tiling after handover? were there any issues with upgrading after handover? 2. Kitchen Pantry: (The black faded line were original and the ones in red are the modification we asked in below screenshot) - Originally single door pantry was included with Laundry Linen extending to Kitchen wall. --->we asked Laundry linen to be removed and add Kitchen Pantry all the way to edge of the wall, so they had to add L shaped pantry with 3 doors.?? $1490 extra in liue of laundry linen and original 1 door pantry. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ thinking if we should add the additional storage space with extra pantry space or just leave it as original. 3. Downstairs Powder room: $960 for upgrading to Luxury - which includes designer wash basin with caesarstone and premium toilet roll holder. - thinking we should just go back to classic for this. 4. Downlights - 10 downlights are included in package but we will need more downstairs and upstairs - has anyone done additional downlights post handover? Thanks Re: Buidling Davenport 24 by Rawson Homes- Horizon, Marsden 2Sep 03, 2020 12:24 pm I have been asked to sign the tender and Sales consultant has said we can make changes during plan presentation, any credits for removing any of the items included in tender can be used towards additional things like electrics or colour appointments - or if anythign unused - this will form part of contract price (essentially - contract price will be reduced) - has this been similar experience for people building with Rawson - did they credit hte unused amount back? Asking as I dont want to sign the tender if this will not be refunded/credited back. In hindsight I wish I added more pantry storage by adding a WIP or extending like what you have done, but we were limited by space and funds so we only removed the LIN in the laundry and extended our pantry to 1m. We were lucky enough to have floor to ceiling tiles in our promo and if you can fit it in the budget, I would say they are worth it and can increase the value of your home. For downlights we ended up with provisions after we used up the included downlights allocation. Rawson has been great with refunding unused or deleted items in the build so I wouldn’t worry about that, just make sure you are on top of the detailed costs because it can be easily missed. Its been a busy few weeks, we are running all over the place for external colours selection and making sure that plan we have is what we want! I have few questions if you or anyone else is able to answer it. - How was your plan presentation - do we have option to change a few structural things at plan presentation meeting 9(e.g - add / remove windows, change door location, change window type etc) or is it too late now ? - I also noticed they put main door 820mm wide instead of 1020mm that we originally asked for.. and yes there is provision to have bigger door, not sure if we are gonna be able to change that now - this was an option in luxury inclusions. - do you know what does SP stand for in Windows type... e.g. our bathroom has "AFW1606SP" window ... I understood this is a fixed window 1.6m h and .6m wide bur what does SP stand for? - space under the stairs is gonna be wasted as they are putting a stud wall under stairs - is there a option to get this changed to storage space? After you sign, then you get charged the admin fee if you want to make changes. - I also noticed they put main door 820mm wide instead of 1020mm that we originally asked for.. and yes there is provision to have bigger door, not sure if we are gonna be able to change that now - this was an option in luxury inclusions. <-- we experienced the same and it was explained to us the door was reduced to 820 because of the house design (hallway/doorframe not wide enough. You can raise this during plan presentation and they may be able to make minor adjustments to accommodate the bigger door (also depends on your lot size etc) - do you know what does SP stand for in Windows type... e.g. our bathroom has "AFW1606SP" window ...
