We do not really mind with if the house only have 3 bedrooms or without living room. The third plan is a bigger land with bigger house and about 100k more expensive. The house is facing east. Plans 1 and 2 have kitchen and living on the south side (if my compass and GPS are working??) Plan 3 works better for living areas, wet areas and bedroom location. The home will be more comfortable, lighter & your bills for heating & cooling will be lower. Orientating a home in this way is called 'passive solar design', & all homes should be designed this way. Read more about it here, https://www.yourhome.gov.au/passive-design But locating the garage in the north is a waste of northern aspect. So I'd say plan 4. Garage to the south, bedrooms to the south. Living areas to the north, including the second living area at the front. Aim for something approaching as simple rectangular floorplan, as you'll have a simple roof plan. You want a simple roof, with a large northern area for solar PV. Not a complex hip & valley roof (common in Australia), which is a nightmare for solar PV. Thank you.
