Total newbie here. I just want to know if it is prudent to get a soil classification test before buying a block of land to avoid unexpected site cost blowouts. I contacted a couple but the wait time is about 6 weeks.
The answer is yes it is a very prudent idea, not many people in the residential sector would do it though. It's very common the large scale development world. Those guys wont buy a site without a Geotech report and a Phase 1 contamination report.
Assuming you are buying in a new estate, I wouldn't be overly concerned about the soil classification per se I would be more worried about whether the land developer has compacted the site properly. Look at Jordan Springs in Sydney's West and there are a few others that are currently experiencing issues as well.
What you need is a geotech report with at least 2-3 boreholes to rock. A great company in Sydney and Melbourne is Intrax. It's not overly expensive for peace of mind.
I did it on mine. I think I spent around $1700 or so.
