Hi Megadon, yes we are pretty set on continuing with them. Ansa have completed the soil testing and we are just waiting for our final drafts now and then will move to tender stage! I am pretty happy with them so far but obviously this is the easier bit Thanks for responding and good to hear your proceeding! I do like that they are pretty transparent.....just have a bit of an issue with their floorplan (Acoord 26) as its not ideal for our blocks orientation and will mean the living space has little sunlight. I know I can make changes but we are already over our ideal price without driveway/landscaping and contingency .....we may need to rethink as we were hoping to rebuild for my inlaws a home plus attached granny flat for long term investment and lifestyle flexibility. We need to contribute $, the more it costs the more we will need to contribute, and the less we have for our planned extension reno to our own home.....so tricky to decide who to trust! They seemed pretty upfront about what they do try and reveal all the hidden cost. Yes I liked that about them...the unknown costs of demo and slab requirements are what has me concerned.....I am seriously considering getting the soil tested ourselves before we go any further so I can grasp the cost implications! We went with the new design Amelia + the granny layout that is on display at Oran Park and then I butchered their plans and customised a lot of it which they were fine with and it didn’t add too much to the overall cost... my upgrades did that. I keep getting told that the price I get at Tender will be it, that they will not come back for more money unless I try to make variations after Tender. I am planning on getting someone to read the contract to make sure that is correct and in writing before I sign. Struggling to find the right person for this job though! I might play around with the one we selected to see if I can get it working better!! I just looked up the house and granny at Oran Park, we were originally looking at something similar with 2 storey plus granny.... But its a family affair, three parties are putting in cash for this build and one party decided that a two storey was too expensive.... I guess they are right as technically only my in-laws will be living there, and they may rent out the granny... But my theory was to maximise the size for long term investment! The Accord has been "loosely" quoted as $418k... But that excludes driveway, landscaping, demolition and a 7.5k contribution to council for the granny flat..... So starting to think we may just have to build a single home.... I have my tender acceptance meeting in a week where I will need to pay another $3k Then and once colours, electrical and final plan are completed I need to pay 7k for plan approval. From there it’s 20% slab, 25% frame, 15% roof, 15% Internal linings, 15% fixtures and then 10% practical completion Re: First time build - thinking Ansa Homes 13Oct 27, 2020 12:56 am Our second build was with ANSA - we were excited too in the early stages and all went well until after our colour selections - when build started that’s when all our problems started. We went through numerous site supervisor Changes, delay in works (two months of frames up with bricks sitting on site - told that due to weather there was a hold up, only problem with that was we had perfect weather and later found out they had prioritised another build), not being listened to, colour selections not followed, poor workmanship and the list can go on and on and on. That was 2018, we got our keys in March 2019, fast forward to now October 2020 and we are still waiting for maintenance repairs to be carried out. The biggest problem we had was in less then 12 months of moving in, we experienced water leaks to the garage and guest/study downstairs - we were told it was due to excessive rain and to notify our insurer - upon further investing It turned out that our down pipe install hadn’t been completed correctly and resulted in rain water getting into the ceiling - that happened earlier this year and that damage has only just been repaired. Floating floors installed upstairs - flooring not level - non stop squeaks with no end in site to that problem given floor boards have been removed refitted three times already to try and fix the problem but no luck. Like you I couldn’t find many reviews and the negative ones I did find I brought to the attention of Girgis at their sales centre - general response about negative comments was we don’t know who this person is never heard of them!! If I had my time again I’d walk past the display home without thinking twice. The stress, sleepless nights and worry we experienced and continue to experience I would not want to wish on anyone. I understand every build is different but I wouldn’t want anyone else to be treated the way we were and still are or to go through such a nightmare. I’ll leave it at that.
