Our build is at lockup in W.A and BAL 19. 340m2 total area and added 7.5k to build. 5mm toughened glass all around. Full anticon to roof. Steel fly screens. Rated front door no holes greater than 3mm anywhere. If your builder thinks that you require double glazing then walk away as he has no idea of the standards.

Thank you all for your help, I know what the standards are but the builder is stating they gave our floorplan to A&L windows and they said we need double glazing. I will make further phone calls today.

Does anyone know if this would be true or not? What is the difference between 5mm toughened and double glazing in relation to an energy report? Does the double glazing still comply with the Bal 19 standards? Thanks

The structural Integrity ie loads, forces ,fire, etc, takes precedence over energy , but you will often hear builders, designers and building surveyors say they are equally important and quote some deem to comply ( DTC) solution where alternatives can be engineered and certified. Double glazed 5mm Toughened glazing is over kill ( lol, Units megabucks instead of megajoules)
The codes allow engineers to provide (alternates to DTC) in the way of Modelling simulations/analysis/engineering Bim and Building surveys have to certify them. Your problem will be the builder has no interest in reducing costs as it reduces his profits.
OT, On difficult and complicated builds it's always advisable to have your own certified engineering modelling data. Then get 3 builders to quote, when a builder comes back and tries to burn you (excuse the pun) with additional cost loadings (megabucks) ask for the engineered data and certified proofs (megajoule's).

Thanks Chris, it is double glazing in lieu of 5mm toughened glass required by bal 19. I don’t know the properties of the double glazing. I will check out the roller shutters. Thank you.
