Hope all goes well and will sign for it this week. We are looking at build with MJH Monaco 2 with a few extras on it. would loved to have gotton a bigger block in fernadell drive with services already there. We have to get the recycled water run to the block. A much bigger hassell then the nice flat blocks in fernadell. hope its all go go go. We built a modified Chesterfield (no longer avail) but looooove the Monaco just the same. What changes did you make? That's a big bummer about the recycled water, no doubt that's an expense you'd rather not have Best of luck in your signing off this week, no doubt you'll be popping the champagne then! House is wide by 2 metres and long by 4 meters. Plus a 55sqm alfresco. May as well get it done now then later on. Block was getting surveyed today . We are considering a 2 storey home however have noticed that a few homes at Vermont have incorporated a large loft space to their single storey homes. Has anybody added this to their home and do you have a rough estimate of cost for this? Originally we loved a MDJ homes however found that it may not be large enough for our needs however a loft space would fix this. Thanks! That's a shame you can't find an MJH to suit your needs however, have you thought about an extension...adding an extra room perhaps? We did with our MJ home tho it was fairly large to start with but added an extra formal lounge which in turn extended our master bed and alfresco and we couldn't be happier. As for the loft homes, I'm unable to assist but agree they are quite a lovely style home. Not having been inside they look quite spacious when looking from the outside. I have two in my street and one of them was built by the owners and the other one was built by baycorp construction group if that's of any help to you. good luck with your future build whatever you choose you'll be extremely happy with any outcome! So far everything seems to be to good to be true Hi Ausbeno, We built this Monte Carlo Grand Elite with MDJ and spent about 100K over the base price. That doesn't include gardens, landscaping, furnishings, and other add on's. I would suggest making sure what is actually included as standard as apposed to whats an add on when you go through the display homes. However it is a fantastic home, my only regrets were wardrobe sizes in beds 2/3/4 and the garage could have been a bit bigger. Good Luck! We were unable to find a builder who had the design we were after for the loft so we have since settled on a 2 storey Clarendon - Sheridan 34 with extensions which takes it to 41 squares. We are at Tender stage with them and can't wait for the land to register! We are lot 6014 on Moorhen Street. Fingers crossed it's smooth sailing from here! I have a question regarding driveways and fences. For those who have already built at Vermont, what was the average cost of your driveways. We were given a few quotes and they vary dramatically for stencilled concrete. For the fences, every seems to have the same fence (wooden with metal frame). Is this the only style of fence you can have? And what was the rough cost for your fences for a standard block with three sides? Thanks again Re: Anyone building in the Vermont Estate at Pitt Town? 950Jul 23, 2014 9:35 am Congrats mslennard, It's certainly frustrating when you can't find the home you want to build but glad you have finally settled on one that you will no doubt come to love just as much. The Sheridan is a lovely home and no doubt will be even nicer with the extensions that you have made. In regards to concreting, we used Mitchell Duck of Ducky's concreting and it is a spray on colour with a large diamond pattern. We have had stencilled before with our other builds and think the spray on is much better and more effective. We have over 350m2 of concrete which took our price to the sky (so to speak) but with just a normal driveway you would come in well under. Being a local, you'll find a lot of driveways have been done by him and he is very professional. In regards to fencing, you will find in your Vermont guidelines, the 2 fencing types to be used. 1 being the standard timber fencing with the metel (Ezyclip fencing), there's not that many fencing companies around here that do them other than Ezyclip, however, there are some guys who buy the Ezyclip system and install them privately but other than word of mouth they don't advertise! For a standard size block, it shouldn't brake the bank especially when you have a three way split (neighbours) 2. Is the country style fencing which suits a lot of corner blocks (depending on the style of home) and brings a little bit of a country feeling to the estate...again, not sure of pricing for that one but the house across from me has had there's done by Active Industries, who also do Landscaping, excavation and tree lopping. We built with Wisdom homes in Kellyville Ridge a few years back and I have to say the quality was second to none. Both Dom and our SS Frank (who doesn't do this area anymore) were absolutely fantastic and nothing was too much trouble for them. Buying a much larger block this time, we felt that a double story would only get lost so we opted for a single story instead. We built with McDonald Jones and have to say that we had just as good as experience with them with only minor hiccups along the way tho nothing that would hold us up in actual fact, they managed to get us in 3 weeks ahead of schedule without affecting the quality and in time for our first xmas in Pitt Town. In regards to your landscape plan, just draw one up by following the 'Vermont Guidelines' or there's a whole array of free landscape planners that you can just download off the web or you can try the one that I used that's on my blog. Whatever you choose to do, good luck with it all, I look fwd to watching your progress. We told them to quote as an M and then if their engineer determines it has to be H you can pay the extra then. We've only been in our home since xmas and have already met some amazing people, and have wonderful neighbours that you feel like you've known forever...you can't beat that! Mark Mark - you're not going to need anything more than M - our site came back "S" which is actually one better than the M - they still ran with M, and we managed to get a credit back on the piering allowance too. Stick to the plan of running with M and going to H if necessary - and if they suggest H is necessary, ask why and press it. Lauren, your house is coming along very nicely and looks as though you'll be in shortly, I'd love to hear how your experience has been. As many of you have seen my blog by now and if you haven't...then you SHOULD . Hehe all jokes aside, I was approached (emailed) by the marketing manager for Johnson Property Group, who happened to stumble across my blog and liked how we've built our very own Oasis. So much so, that now our story will be published in the September edition of our local newspaper 'More Times'. How exciting to think that something we have enjoyed creating, could end up being the talk of many. I hope you don't think that I'm a big showoff, as I'm far from it. I'm just very proud of our home and love sharing it...it's too hard not too. Now that our 'building' adventure has been finished for sometime now, the fun still continues with dressing our home, and so I will continue to fill my blog with photos of what we achieve. I can't wait to see the next issue of the More Times (yes - I have been collecting them!!!) and the article about your place - out of curiosity, was the marketing guy Michael Campbell? I thought I saw him at the park open day - he used to live down the street from me, and we used to work at McDonalds together! Small world... on the assumption that that's the guy you were talking to of course!!! hahahah!!! Our place has been flying along, it's just crazy! The site supervisor (now Brian) said November for handover, but I'm feeling pretty sure we'll be in much sooner than that. It doesn't worry me if it does take until November, in fact, that would suit us better, however I can't get my head around what could take that long to get from where we are now to finished... It seems we are at "lock-up" - the kitchen cabinets are in (no bench top or splash back yet), most of the internal doors and architraves are done. The bathroom/ensuite/laundry waterproofing is done. The bathroom/ensuite vanities have been delivered. I'm figuring what's left to do is the wet area tiling, kitchen bench top and splashback, skirting boards to go in, and then painting. Apart from that, there would only be some touch ups around the place. So I'm not sure how that stuff could take three months, but hey, I'm ok with that if that's what happens! Now I'm just trying to figure how to get time out of work to move house! Things have been simply manic at work for the last few months - mostly why I haven't had a chance to be posting updates on here!!!
