We didnt put a door on it though. Kept it open for a purpose study .. but we did put a cavity sliding door on the rumpus room. Did either of you delete the pantry and put the window in the Kitchen with your Lawsons??... We did and im in LOVE with how big the kitchen is...it makes it 6m long!!! We are getting overhead cupboards in after handover as my Fatherinlaw is a kitchen joiner!! And all electrical (downlights) are getting done by my Brother (electrician) which has saved us alot of money!! I deleted the window in the pantry (who needs a window just letting light in to heat up your food) but kept the pantry because I wanted the extra storage space. I agree the kitchen is huge without it. I put 2 door onto the rupus/media room so that it can be closed off. Your lucky - I don't know anyone who can do cabintary or electrical so I had to just suck it up and pay the costs that they were charging (and they do seem excessive) but I know that most builders charge through the teeth for things like that. I had to call and ask about it and they wanted to charge $700 for the antenna and a power point in the roof. Did you get it included? It just seemed very expensive... I asked My Eden Brae Sales person couple of questions about my project before accepting the tender, I am including the conversation here for some review. 1. Garage door timber look….. $1,700 - $1,800. Aprox. To be discussed with HOG 2. Down lights -50, to be discussed with HOG 3. Smart wiring, to be discussed with HOG 4. Extra Concrete for alfresco- 3m X .9m ( you previously quoted $700 for .9m x.9m extenstion, we would like to extend it by another 2 meter towards the back of the house ), $1,350 in lieu of $700 5. Flyscreen in the windows throughout, $850 6. Door to the ensuit and walk in robe, $215 each 7. Security door at the front and in the laundry. They start at $450 each, to be discussed at HOG Also, can you also please confirm if the following items are included in the house price: 1. Outdoor Gas Point for BBQ $140 each 2. Extra indoor gas points ( how many gas heating points are included within the price?) $140 each 3. 1 Garden Tap in front of the house and 1 at the back one fresh water and one recycled is std 6. Locks to the bifold door in the alfresco, std 7. Fridge tap, $150 8. kitchen splashback - since we donot have any feature window, what will be substituted? Not applicable on your design 9. We heard from some of our friends that eden brae charges for an upgrade of ducted aircon because of the extra square added, will this be applicable to us as well?,not required at this stage, but you can have a meeting with the air con people to discuss 7. We wanted the second toilet to be inside the bathroom ( don't want them separate). I hope there will not be any extra charge to do the modification. We decided to Speake to the aircon company and post thta, decided to upgrade my aircon unit to the model up. I ended up costing an extra $530 or so. Hope this helps. We got quotes on essastone changes, upgrades, getting stackstone, brick upgrades as well as heaps of other things. They always got back to us with a quote within a day or so. But it meant we could work out the budget before our appointments and we knew what we were in for!! ! We upgraded to the SRA160 from SRA140. I have taken the advice that has been posted on this feed to thoroughly check over the plans for any errors. I can't seem to find any, but in saying that, I am not sure what I am looking for. It is really becoming disheartening to think that with every choice there is an upgrade. KIMMID - We just went with what we were offered which is the Taubmans Endure system. I can't remember if they offered it to me but I know that they did offer it to my sister when she was building. It is really becoming disheartening to think that with every choice there is an upgrade. You are right... Every choice has an upgrade. I'm pretty lucky i like the choices in the standard range. We also just went with taubman's endure... In pebble bay! What is standard for EB is an upgrade for the other builder we were considering building with. Our neighbours built with the other builder and told us how they paid to upgrade to taubmans endure. In regards to checking the plans... I checked the height of the niches in the shower... I wanted them 35 cm height so I can fit the pump bottle of my shampoo... Also look at where the man hole is.... Make sure it is in the garage... Check the fridge space size.... Ours was 84 cm internal...Make sure it will fit the fridge you want in that space. We are a bit beyond the stage you are at, and are having problems expanding to 1 m internal... In the end we are making the pantry door slimmer and taking the wall out into the hallway... No real big drama, and no extra charge but lots of back and forth with paper.
