Browse Forums Building A New House Re: Boutique Homes 922Feb 18, 2015 10:06 am Well, my builds started as well. Surprising how well the construction phase is going after all the problems with the pre construction phase. The house to the left of mine is being built by boutique as well and they started about 3 weeks earlier than I did, so its interesting watching the difference and how fast it proceeds. Might as well post some images as people seem to like that Slab down Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Framing up - Front of house Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Frame from the back Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Boutique Homes 925Feb 18, 2015 2:16 pm ashoka QuarumNiblet hope by the looks of it i think its in tarneit( heartlands) Yeah according to my exp they are pretty fast in building Best of luck mate Saratoga (Point Cook) - but close Re: Boutique Homes 928Feb 18, 2015 9:25 pm Finally downloaded the app so I can share our colour selections! Will have same in main bathroom but the white hexagon will go around the wall above the bath. Waiting for our land to title is the worst. Re: Boutique Homes 930Feb 19, 2015 12:04 pm Theon Wow quarumnibblet! So fast. I think we are at the same stage too. Your garage is really wide. Looks to be much wider than the standard 5.5m?!?! Yep, I had it extended to fit a roller door at the back instead of the standard door - I think it was widened by about an extra 1.6 to 7.1 meters wide. Ours was extended out to 1.2m x 6.47m and every time we take a look at the house we always comment on how it's not getting any smaller! Will be great to store away some of the junk that inevitably builds up I'm sure. The painters were in at the build on both days over the weekend. I drove past at about 9am both days and they were working away so I'd planned to go in and take a look yesterday at about 4pm (Sunday) and they were still there! Seems like they might be flat out at the moment! Hoping to get in there some time this week and take some photos! 26/07/2014 - PWC signed 07/11/2014 - Contract signed 21/11/2014 - Site start 5/12/2014 - Slab 11/12/2014 - Frame 23/01/2015 - External Lock-up Re: Boutique Homes 932Feb 23, 2015 10:37 am Quarumnibblet and MC - great job extending the already small 5.5m wide garage. I would have done the exact same thing. We had no option to extend as our block width couldn't accommodate it. Your houses are taking great shape! Re: Boutique Homes 933Feb 23, 2015 10:40 am Has anyone done flooring themselves after handover? I was just wondering how they put on the skirtings and also painting them. We don't want to use quads to cover floating floor expansion gaps so was trying to visualise how it works when Boutique "tacks" on the skirting and then paints them? I thought painting them will create a bond with the wall that's difficult to remove later to lay the floors. Any thoughts would be highly appreciated. Thanks! We only found out about the quad finish to timber floorboards after signing the contract. There is apparently no way around it with Boutique so we ended up switching to tiles for the ground floor (some rooms are carpeted) which they can cut to a close fit and then grout or caulk to the skirts. I think if you intend to install timber flooring after handover you'll probably have to remove the skirts and architrave to lay the flooring. Then you'll need to replace the skirts and modify the arcs, fix the plasterwork and repaint. We looked into it and decided that tiling was less stressful and worked out cheaper in the end. With the skirting boards they do not install them. They are cut to size and left for you to install after handover. This means they are not painted and you have to paint it yourself prior to installation. Re: Boutique Homes 937Feb 23, 2015 1:26 pm Thanks charlie and baneshouse!! I was told by the sales manager that it would be "tacked" though there's nothing formalised on the contracts. I may speak to the Site Supervisor during my frame inspection regarding this myth about installing floors after handover. Boutique Homes 938Feb 23, 2015 1:30 pm Theon Thanks charlie and baneshouse!! I may speak to the Site Supervisor during my frame inspection regarding this myth about installing floors after handover. Perhaps they prepare them to size and just lighty fix them to the wall so you can easily remove them and finish them yourself? I wish we had known of this option prior to signing. I think some builders tack them on in order to receive certificate of occupancy. Our floor guy advised that best solution was to have them left off. Saves any damage that may happen when they remove them and also means quicker and easier job for them. I got told via email (guessing it's in the contract as she cut and pasted the info from another document) We will only cut them and you can choose to leave them on or off, however we do not paint them. The builder agrees to deliver skirting boards to site for the client to install their own flooring post-settlement as requested by the client, including: - no cost - client will be responsible for the fixing and painting of the skirting boards to the following areas (list areas) - client agrees that the builder will not be liable for the finished product and will not accept any defect claims related to painted walls, skirting boards and client installed flooring. 10 16432 I would never build with Fowler homes.
