Yes and yes. It came as standard. I was told from my sales consultant that you need to add the sarking if you want it or otherwise it will just be roof tiles......... hopefully they just add the sarking when doing the roof Re: Coral Homes general build thread 8806Jun 21, 2017 8:44 am Does anybody know how much the sarking was for QLD builds? Re: Coral Homes general build thread 8807Jun 21, 2017 8:56 am spaceboi StephLee Has anyone else noticed in their contract it says you can't select tiles over 400x400 for bathroom floors or they won't lay them? Something to do with the shower space.. The tiles we want are 450x450 /quote] Coral has several ranges depending on which package to you take up. the most recent package change is also by far the dumbest.: - current promos on offer - if you go with the DESIGNER + luxury tiles upgrade pack you get a choice upto 450x450 or 300x600. BUT if you go elegance + tiles upgrade (in one of several combo packs atm), you only get upto 450x450 go figure... and it seems this information isn't being made all that clear, even to the SC's - as i recently discovered with my last discussion... BTW all this info can be found on the coral website under their Terms and Conditions page (yeah, i read it all - and check every so often, as I've been caught with this type of B.S before) http://coralhomes.com.au/terms-conditions Haha, thank you! I might give it a quick read Re: Coral Homes general build thread 8808Jun 21, 2017 9:22 am breebarter Does anybody know how much the sarking was for QLD builds? Ours was just over $3000 for a 300sqm house. Our roof is colourbond, so not sure if that makes a difference. Also ours is medium duty. I don't know if that is standard or whether it is because of our N3 wind rating because we are on acreage. This post probably isn't too helpful lol. This post probably isn't too helpful lol. gold.. for the Cas34 we were quoted $3900 for "anticon blanket under roof" - also with colourbond and not tiles, and this was without an N3 rating. didn't get it last build and wish we had - but it simply wasn't in our budget - and we should have made room for it, as i would hate to think how much time money and effort it would take to remove every single roof panel to put it in now.. BTW the anti con price is in addition to the $3500 charge for changing from tiles to colourbond Re: Coral Homes general build thread 8811Jun 21, 2017 9:57 am Wow so expensive!! Thanks guys for the update. Also, I feel like I have so many questions!! But is anyone going external for the driveway and porch/fence? And if so who did you go through, did you save a lot of money? Re: Coral Homes general build thread 8812Jun 21, 2017 10:15 am if you have the cash, go 3rd party with concreting. you will save a boatload of money.. every SC i've spoken to has suggested it, as they just whack about 40-50% on top of the price you would pay directly. in fact, if you have the funds available outside of your loan and can avoid going through a builder for anything that could be done after handover, you will save so much money it's not even funny. but if you have to do it through your home loan funds you will be charged super-premium pricing for it, and builders know that, and so charge you through to nose (so you not only pay a lot more upfront, but you then also get strung with paying loan interest on that amount for however many years also) .. a double whammy between builder and banker for sure. ..just one of the many joys of building... and why these forums are the best resource for working out the do's and don'ts so you know what you're in for. But is anyone going external for the driveway and porch/fence? And if so who did you go through, did you save a lot of money? My partner and I have decided to do all of the following privately: Front Driveway Alfresco Slab All Fencing All landscaping Total Cost from Builder ~$15000 Total cost to do it all privately ~$8000 (Upper end of the scale) As you can see the savings are immense... We are also supplying and paying our electrician to do a whole bunch of work privately for us. Re: Coral Homes general build thread 8814Jun 21, 2017 11:02 am We aren't getting coral to do driveway - sticking with mud for the meantime luckily we have a Jeep Wrangler lmao Re: Coral Homes general build thread 8815Jun 21, 2017 11:09 am Caydenn breebarter Wow so expensive!! Thats really cheap for getting all that done are they small areas or do you know people No just going around and getting private quotes and shopping around . Driveway was quoted at $3.5-4k ( Exposed aggregate so we could go even cheaper) Fencing was quoted at around $5000 but this gets split between 3 people so only around $1700 per party Alfresco slab was very cheap at only around $1200 As for turn we are laying it all ourself and the turn won't cost much considering we are only turfing the front and a small amount of the back. So yea around the 8-10k mark really but still a significant saving when every dollar counts. Get on websites like hi pages where you put in a job description and heaps of tradies get in touch for quotes and offering their service. Amazing way to quickly get the best deal possible. Just my 2 cents though Re: Coral Homes general build thread 8817Jun 21, 2017 3:43 pm breebarter Wow so expensive!! Thanks guys for the update. Also, I feel like I have so many questions!! But is anyone going external for the driveway and porch/fence? And if so who did you go through, did you save a lot of money? To me the extra cost of insulation was worth it. We paid for roof sarking and insulation in the walls on out last house we built and the house was nice and cool in summer and warm in winter. We are renting a house at the moment where there is no insulation and we are freezing this winter. Definitely worth the investment in my opinion. Re: Coral Homes general build thread 8819Jun 21, 2017 6:50 pm Thanks so much guys, we decided to go with the extra wall insulation and the sarking. So hopefully it's worth it in the end!! We have also taken out our driveway and will do the driveway/fencing/landscaping ourselves. Has anyone upgraded the following items: - bigger shower head - niche in shower - undermount sink - glass splash back And any prices? Cheers Re: Coral Homes general build thread 8820Jun 21, 2017 6:52 pm breebarter Thanks so much guys, we decided to go with the extra wall insulation and the sarking. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 15052 Hi so sorry for the late reply. I already contacted them and they wouldn't tell me instead they tried to get me to talk to one of their home coordinators and I'm not… 2 6184 |
